I hate the term “bidding war.” 🙄🙄 #

It implies buyers have an opportunity to go back-and-forth with a seller in a multiple offer situation, and that’s simply not the case.

If there are 5 offers on a property, 1 is getting accepted and 4 are getting shut out. For sellers, there’s not much opportunity to go back to buyers and adjust terms, conditions, or price (assuming you’ve got everyone’s very best offer forward).

Sellers run the risk of losing buyers altogether if they try to play games and pit buyers against each other.

In our market, when a property has a 917 and multiple offers coming to the table, you’ve got one shot. That’s it.

No bidding war.
