WHO REALLY BENEFITS FROM ONTARIO’S HOUSING POLICIES? 🏡.
We keep hearing about CUTTING RED TAPE and accelerating housing construction.
But CUTTING RED TAPE FOR WHAT PURPOSE, AND WHO BENEFITS?
In my view, removing regulatory barriers and changing planning and development rules could be one of the MOST SIGNIFICANT LONG TERM CHANGES affecting Ontario real estate.
Temporary rebates eventually end. But PERMANENT CHANGES TO THE RULES CAN AFFECT THE MARKET FOR YEARS.
Ontario is providing significant relief for eligible new home buyers, including enhanced HST relief, while participating municipalities in the Development Charge Reduction Program are required to reduce development charges by 30% TO 50% OR MORE.
But what about EXISTING HOMEOWNERS?
If new homes become more competitive while resale values remain under pressure, earlier buyers may be left carrying their original mortgage, land transfer tax, financing costs, property taxes and maintenance while their HOME EQUITY DECLINES.
This raises a serious concern about a potential WEALTH TRANSFER FROM EXISTING HOMEOWNERS TO NEW BUYERS AND DEVELOPERS.
WHO PROTECTS THE HOMEOWNER WHO BOUGHT BEFORE THESE POLICY CHANGES?
The close interaction between GOVERNMENT HOUSING POLICY AND THE DEVELOPMENT INDUSTRY deserves honest public scrutiny.
WHO BENEFITS, AND WHO PAYS THE PRICE?
If housing becomes increasingly viewed as an unstable investment, people could eventually lose confidence in homeownership and the broader housing market.
AFFORDABILITY FOR FUTURE BUYERS SHOULD NOT COME AT THE EXPENSE OF EXISTING HOMEOWNERS’ LIFETIME SAVINGS.
The real question is:
WHO BENEFITS FROM THESE CHANGES, AND WHO IS EXPECTED TO BEAR THE COST?
That deserves an HONEST, OPEN AND FACT BASED PUBLIC DISCUSSION.
As a Realtor, I believe consumers should have access to ACCURATE INFORMATION AND KNOWLEDGEABLE, TRANSPARENT ADVICE when making major housing decisions.
