As we move into the spring market, the latest TRREB data shows a shift in market dynamics across the Greater Toronto Area.

Market Snapshot
• Average Selling Price: $1,017,796 (−6.7% YoY)
• Total Residential Sales: 5,039 (+1.7% YoY)
• New Listings: 14,442 (−16.7% YoY)
• Sales to New Listings Ratio: 35%
• Average Days on Market: 47 days (+27% YoY)

What’s Changing
• Sales activity has increased compared to last year
• New listings have declined, tightening overall supply
• Homes are taking longer to sell
• Prices remain below last year’s levels, with only slight month to month movement

What This Means

For Buyers
More negotiating power remains, with prices still below last year and homes taking longer to sell. At the same time, reduced new listings means fewer options compared to previous months.

For Sellers
Demand is improving, but conditions still require strategic pricing and strong presentation. Well-positioned homes are selling, but timelines are longer and buyers are more selective.
