In Ontario’s ever-evolving condo market, we’re seeing a significant challenge: some buyers are finding themselves on the hook for up to 30% more than their condo’s current market value at closing. This gap has emerged because many units are now appraising below their original contract prices. As a result, banks are only willing to advance mortgages based on today’s appraised value—not the price agreed upon years ago—leaving buyers scrambling to cover the shortfall.

Why is this happening? Extended timelines from pre-sales, permitting, contractor negotiations, and recent labour shortages have stretched the period between signing and closing. In that time, market dynamics have shifted, and what felt like a secure purchase in a seller’s market has, for some, become a real hurdle.

During periods of soaring costs, developers sometimes cancelled deals altogether, which led to increased provincial oversight, proposed penalties, and calls for more independent review of these transactions. For buyers, contracts often allow only a 10-day cooling-off window or termination if the developer misses the outside occupancy date—leaving little room to maneuver.
