Millennials didn’t change how we buy homes…

The HOUSING market did.

Our parents bought homes like this:

Find a house.
Stretch your budget.
Stay forever.

Millennials?
We look at homes like strategic stepping stones.

Smaller homes.
Income opportunities (basements or multiplexes)
Better locations.
Future flexibility.

It’s less about the forever home and more about making a smart first move.

And honestly?
I’m seeing it work.

Whenever you’re buying a home I couldn’t care less if one is putting in more money than the other.

Instead what I do care about is that both parties are seeing the picture clearly together. So yes, during the buyer initial consultation everyone MUST be present.

Amos 3:3 says “Can two people walk together without agreeing on the direction?”

So yes initial consultation might take 30 minutes + but it’s worthwhile aligning everyone together so the process is much smoother.

It’s always been a dream of mine to go away on my own.

as a wife, a mother and an entrepreneur I have so many people relying on me and counting on me to show up for them every single day and with wearing so many hats and responsibilities.. sometimes the heaviness of every day life doesn’t allow us to show up for ourselves completely.

I’ve been praying since last year that I would have some time to really soak in God’s presence, away from my comfort zone and be at a beach 🤣 (I’m very specific with my prayer requests.. as you should be too!)

I really thank God that he answered my prayer and that I’m having this time to myself to rejuvenate myself. 🥹
I didn’t know if it would happen this year.. but it did.
Thank you Jesus ! He is so faithful and good…🙏

I want to come back more on fire for Jesus, show up as a better wife; an incredible mom, a daughter & sister in Christ, as a worshipper and as a business woman! ❤️🙌🏽

Where do I find even begin?

I can truly say it’s an honor and privilege to reconnect with people who have been such a pillar and blessing in my life. 🥹

They reached out to me a few months ago, inquiring about selling their home in Mississauga. So we got everything ready, prepared the home for sale and voila! sold their home in 3 days ! 🔥 and immediately, we started house shopping 🏠🛍️

By the time we went on our second showing to 📍Hamilton (where this gorgeous house is located) and we walked into this home I knew IMMEDIATELY 😅within seconds of us entering, this was THEIR HOME.

It was slightly over the budget 💰they had in mind but I told them not to worry… I’ll try and see what I can negotiate 🤓🔎 in the meantime… we looked at other homes all around the area but nothing stood out to them like THIS home. 🏡 (I knew it!!!)

So I started negotiating with the Listing Agent that represented the builder (since this is a brand new house)
The home was originally listed at $1.1 Million Dollars and when we viewed it, was listed for $995,000

But can you believe me if I told you I saved my clients $200,000??!!! 🤯

Happy is an understatement !!! I’m extremely thrilled that I was able to help them purchase their dream home! Almost double in size from their previous home and it’s completely brand new! ✨💖

I’m at a point in my life where I don’t need to prove myself to anyone anymore but I just wanna be me. The way God created me and designed me to be and carry out what he’s called me to do.

When you change so drastically, people who are used to the OLD version of you, it makes them very uncomfortable because they only don’t want you to succeed beyond them or they want you capped only to a certain height. Oh well! We keep reaching 🙌🏽

This past month always an incredibly busy one, and I thank God for sending me the best of the best clients! ❤️🥳🏡

This brand new built luxury townhome 🏡 passed the vibe check ✅ today.

But on a real note, purchasing a brand new unit has its pros and cons. Today my clients and I did a PDI (a pre-delivery inspection).

What is a PDI, you may ask?

For a new home 🏡 it’s a walkthrough with the builder or their representative to document any incomplete, damaged, or missing items before closing. So we went around very thoroughly checking all kitchen cabinets, faucets, under the sinks, looking for any visible damage on the walls, chips, leaks, all the light switches work, their electric fireplace, ensure all windows open and close properly, etc.

So today was a fun day! We used green 💚 tape all throughout the house and stuck them on the areas where we found any deficiencies or any areas that needs some improvement!

Exciting times for my clients !!! ✨it’s the last stretch prior to closing.
