What happens if you find the perfect home before yours has sold?

There are several options that may be available depending on your finances and the market.

You might make your purchase conditional on selling your current home. If your home has already sold but the closing dates don't line up, bridge financing may help cover the short-term gap between the two closings.

In some situations, buyers and sellers may also negotiate different closing or occupancy arrangements, with the appropriate legal advice.

There's a new tax benefit worth knowing about.

Eligible first-time buyers purchasing a new or substantially renovated home may now qualify for the federal First-Time Home Buyers' GST/HST Rebate, worth up to $50,000 on the federal portion of HST.

Ontario has also introduced relief on the provincial portion of HST for eligible first-time buyers of qualifying new homes, potentially worth up to $80,000.

These programs are separate from the FHSA and Ontario's first-time homebuyer land transfer tax refund.

Eligibility depends on several factors, including the purchase price, when the agreement was signed and whether you meet the first-time buyer requirements.

So if you're comparing a new build with a resale home in Vaughan, don't compare the sticker prices alone.

Considering an investment condo near Vaughan Metropolitan Centre?

Subway access, amenities and newer buildings can all add appeal for prospective tenants, but an investment property still needs to make sense financially.

Before booking a showing, start with realistic market rent based on comparable leased units, then look at the property's expenses: mortgage payments, property taxes, condo fees, insurance and an allowance for potential vacancy, maintenance and other costs.

Then look beyond cash flow.

Cap rate helps evaluate the property's return before financing, while cash-on-cash return looks at the return on the cash you've invested after considering financing.

A great location may support rental demand and potentially command a premium — but the numbers still matter.

Run the rental math first. Then decide which properties are worth seeing.

If you've owned your Markham home for several years, you may have built substantial equity.

But your home's equity and the amount you can actually borrow against it are two different numbers.

Canadian lenders may generally allow borrowing secured against your home up to 80% of its value, less what you already owe, but the limits vary by lending product, and you still have to qualify.

Thinking about using that equity for a renovation, investment property or other major expense?

Start by finding out what your home is worth, what your lender will allow you to access, and what that additional borrowing will cost.

And if your Markham property is located within one of the city's four Heritage Conservation Districts — Thornhill, Markham Village, Unionville or Buttonville — check the City's heritage requirements before planning exterior renovations or an addition.

Equity can be a powerful financial tool. The first step is understanding how much of it you can access.

Not necessarily, and this surprises many buyers.

Under current federal rules, homes priced below $1.5 million may qualify for an insured mortgage with less than 20% down.

The minimum down payment is:

• 5% on the first $500,000
• 10% on the portion above $500,000 up to $1.5 million

For example, on a $1 million home, the minimum down payment is $75,000, not $200,000.

With less than 20% down, mortgage default insurance is required, and you'll still need to qualify for the mortgage.

Eligible first-time buyers and buyers purchasing a new build can also access a 30-year insured mortgage amortization, which can lower monthly payments compared with 25 years, although you'll pay interest over a longer period.

The takeaway?

Don't assume you need to save 20% before you can start looking.

Understanding your financing options could put homeownership closer than you think.

Toronto buyers waiting for the exact right moment to enter the market are also, without meaning to, waiting through carrying costs that never show up on a comparison chart: rent, opportunity cost, and in Toronto's case, a second land transfer tax that does not go away no matter when you finally buy.

Timing the market means predicting short-term swings in price and rate, something even professional forecasters get wrong regularly. Time in the market means something different: you own the home, you build equity through payments and appreciation, and the years do work no single well-timed purchase can replicate. Toronto is also the only municipality in Ontario that charges a municipal land transfer tax on top of the provincial one, so buyers waiting for a price dip are often waiting while still budgeting for that second tax bill regardless of when they close. The math does not improve by waiting unless prices actually fall enough to offset what renting cost in the meantime, and that is rarely guaranteed.

This is not a case for buying carelessly. It is a case for buying a payment you can genuinely afford now, in a home you can hold for years, rather than chasing a bottom that is only obvious after it has already passed.

You cannot time the market with any real precision. You can give yourself time in it, and that is the part that actually pays off.

In Richmond Hill, it's common to see an original bungalow, a renovated home and a new custom build all on the same street.

That variety can sometimes make appraisals more challenging.

When a lender orders an appraisal, the appraiser considers comparable sales along with the home's location, lot size, condition, renovations and other property characteristics.

So what happens if the appraisal comes in below the accepted offer price?

It doesn't automatically mean the deal is over.

Depending on the situation, the buyer may be able to request a reconsideration through their lender, provide additional comparable sales, increase their down payment or restructure their financing. The buyer and seller may also choose to renegotiate the price.

The important thing to remember?

An accepted offer and an appraised value can be two different numbers, and a low appraisal doesn't necessarily mean a lost sale.

For many Newmarket buyers, access to the GO train is an important part of choosing where to live — especially if work regularly takes you into Toronto.

But there's more to consider than simply asking, “How far is this house from Newmarket GO?”

Newmarket GO is part of the Barrie Line, providing service south toward Union Station and north toward communities including East Gwillimbury and Barrie.

And the Barrie Line continues to evolve. Metrolinx's GO Expansion program is working toward more frequent, two-way, all-day service along the corridor.

So if commuting is an important part of your home search, take a few minutes to look beyond the distance to the station.

Check the current GO schedule for the days and times you actually travel.

Do you commute five days a week or only twice?

Do you need to be downtown for 9 a.m.?

Could you occasionally need a train home in the middle of the afternoon or later in the evening?

And don't forget the rest of the commute. Consider how you'll get to Newmarket GO, parking or local transit options, and how long it takes to get from Union Station to your final destination.

A home that's five minutes closer to the GO station isn't automatically the better choice.

The better home is the one where the location, commute and lifestyle work together.

Stouffville has quietly become one of the fastest-changing towns in York Region. The population has roughly doubled over the past twenty years, and most of that growth traces back to a single infrastructure decision, the connection to the York Durham sewage system after 2005, which opened the land south and north of Main Street to the subdivisions that now surround the old downtown.

That growth changes what a Stouffville seller is actually competing against. New subdivisions bring new inventory with modern layouts, builder warranties, and staged deposits, and buyers comparing a resale home to a new build weigh those differences directly. A resale home has an advantage new construction cannot offer immediately: a finished lot, mature trees, an established street, and a move-in date that does not depend on a builder's closing schedule. The sellers who market well lean into that gap instead of pricing as though they are up against an empty field.

The town's growth also means buyer demand keeps arriving from Toronto and the surrounding GTA, drawn by the mix of a real Main Street and newer family subdivisions. That demand does not slow down for a home that shows tired or prices itself out of its own comparables.

A town that doubled did not do it by standing still. Neither should your listing.

Sellers throughout central Newmarket sometimes plan a pre-listing refresh, new siding, a different door, updated windows, without realizing their street sits inside a protected district that has a say in it.

The Main Street Heritage Conservation District received provincial designation in 2013, covering Main Street South and its side streets. If your home is inside that boundary, exterior alterations, from windows and doors to siding and rooflines, need heritage approval before the work is done, not after. That is not a reason to skip prepping the home. It is a reason to find out early whether your street falls inside the district, because the timeline for approval does not move at the same speed as a listing date.

The sellers who handle this well confirm their address against the district map before booking any exterior work, then lean into the character the designation protects rather than fighting it. A well-kept century home with intact original details often shows better to serious buyers than a generic update would have anyway, and it photographs like nothing else on the street.

Curb appeal still matters here. It just has to work inside the lines the district already drew.
