After sitting largely idle since its closure at the end of 2023, the 169-acre Buttonville site in Markham is moving toward its next chapter.

The former airport lands are planned to become Buttonville Industrial Park, featuring:

📍Approx. 3 million sq. ft. of industrial space
🏢 11 buildings
📐 Buildings ranging from 42,000 to 836,000 sq. ft.
📅 Preliminary work expected to begin in 2027
🏭 Building construction anticipated in 2028
🏭 Occupancy could begin as early as 2029

The site was previously planned for a large residential development, but the plans later shifted toward industrial use.

For those around Markham, Richmond Hill and the 404 corridor, this is definitely one local development to keep an eye on. 👀

Starting September 21, 2026:

🔸 N4 deadline: 14 days → 7 days
Tenants will have 7 days to pay rent arrears before a landlord can move forward with an L1 application.

🔸 Some L1 defences may require 50% upfront
Tenants raising certain maintenance, repair or harassment issues may need to pay 50% of the arrears before the hearing.

🔸 N12 own-use notice: 120 days
Eligible landlords giving 120 days’ notice may avoid the one-month compensation requirement.

🔸 LTB review deadline: 30 → 15 days
For applicable orders, the review window is getting shorter.

⚠️ One important detail:
A 7-day N4 doesn’t mean a 7-day eviction. The LTB hearing and decision process still takes time.

The GTA market continued to tighten in August, with fewer homes available and sales edging lower.

🏠 5,057 sales ↓2.1% YoY
📋 12,075 new listings ↓14.1% YoY
💰 Average price: $993,410 ↓2.7% YoY

With inventory declining faster than sales, buyer competition may increase in some neighbourhoods. Meanwhile, the pace of price declines continues to ease, pointing to a more stable market.

As we head into the fall, it will be worth watching whether tighter inventory leads to renewed price growth.

The GTA market continued to tighten in July, with fewer new listings and relatively steady sales creating more competition among buyers.

🏠 5,995 home sales (↓0.9% YoY)
📋 14,484 new listings (↓17.8% YoY)
💰 Average Price: $1,003,956 (↓4.5% YoY)

While prices remain below last year's levels, the pace of decline is easing. With inventory tightening and economic conditions showing some improvement, the market could see more stability as we head into the fall.
