Our onboarding has a pass and a fail. Agents have failed it.

I know how that sounds in a recruiting post. I’m saying it on purpose.

Four weeks. You learn it, you practise it, you prove it — and then it unlocks.

No team leads and no independent open houses until certification is complete and leadership signs off. Compliance is covered at the start, not when a deal is already moving.

It is more demanding than most places, and some people decide it is not for them. That is the filter working.

Almost everyone thinking about downsizing starts with the same question: what is my house worth?

It is the wrong place to start. Not because the number does not matter — it matters a great deal — but because it is the easiest question and it lets you avoid the hard one for another year.

The hard one is: where do you actually want to be living in three years, and who do you want to be near?

Once that is settled, everything else becomes arithmetic — what you need to release, what the next place costs, what order to do it in. Before it is settled, the valuation is just a number you look at and put down again.

Almost every agent sets an income goal. Almost none of them can tell you what it means for Tuesday morning.

That gap is where the year quietly goes.

Here is the arithmetic we make every agent do. Start with the income you want. Work out how many closings that is. How many signed clients. How many appointments. How many real two-way conversations a week. Then how many of those you need to have tomorrow.

Six steps. Nothing clever. But once you have done it, “Am I behind?” stops being a feeling and becomes a number you can check on a Wednesday afternoon.

Most agents have never been shown how. We teach it in the first month, then hold people accountable to what their own maths says.
