The numbers are in for November. November was the 3rd consecutive month of sales increase and the 2nd month in a row that sales increased over 40% yoy. It is also the 2nd month in a row that the avg. price of a home has increased yoy. With more buyers entering the market and monthly mortgage payments trending lower, the stage is set for an accelerating market recovery in 2025!

GTA home sales surged by 44.4% year-over-year, with 6,658 sales recorded through TRREB’s MLS® System. Meanwhile, new listings grew modestly by 4.3% to 15,328. The result? Tighter market conditions across the GTA, compared to October 2023.
The average selling price saw a slight annual rise to $1,135,215, driven by the Bank of Canada’s recent rate cuts, which encouraged buyers to re-enter the market. “An increasing number of buyers moved off the sidelines in October, drawn by lower borrowing costs and a more favorable affordability outlook,” said TRREB President Jennifer Pearce.

Last week I had the privilege of visiting the Canadian War Cemetery in Normandy. It was a very heartfelt experience seeing all the KIDS that gave their lives for our freedom. LEST WE FORGET!

The May numbers are in and they are very surprising. May home sales continued at low levels, especially in comparison to last spring’s short-lived pick-up in market activity but yet the prices only fell by 2.5% or $25,000 on a million dollar listing. I believe now that the Bank of Canada has started dropping rates, we will see a busy summer and fall real estate market.
