🤩 5 Simple Tips to make your un-renovated home still look great for showings! 🤩

1️⃣ Get your exterior windows washed and wash your window screens!

This allows for more natural lighting and makes the space look bigger.

2️⃣ Remove old curtains, blinds or cracked shutters.

No curtains are better than old ones and many people don’t notice!

3️⃣ Replace all old light fixtures.

If your home is older than 15 years old and still have standard lights from the builder, new lights from Costco are a great way to spruce up a room!

4️⃣ Paint the space white.

White works with all furniture colours and makes the room look bigger.

5️⃣ Get rid of everything.

No room should have more than 6-8 items. Don’t over crowd, make sure there’s ample walking space!

Start with these basics and you’re already well on your way to a sale!

Do you work from home?

And did you designate your dining room or kitchen table as a work space?

Of you answered yes to these, I applaud you.

Having a non-designated workspace as a workplace is HARD!

Noisy kids and pets are all over the place, you’re moving your whole office every time you need to eat dinner, your back hurts because the table height is too high, etc.

It’s painful.

I was lucky- I was still building my house an I converted what was supposed to be my dream closet into an office before I moved in.

It saved our businesses (…and our marriage 😜😂)

Because we can’t work like that.

I mean we can all do it for a bit- but if your new norm needs a true, quiet, uninterrupted work space because you’re not going back into for 5 days a week for the forseeable future.

Then reinvest all that money you’re saving in gas, make up, work clothes and business lunches.

Reinvest it in home improvement- or better yet- a bigger house!

You spend more time than ever at home, make sure it fits your needs.

Save your marriage! 😜😂😂😂 jkjk

I was 7 Years old when we moved here from China, into a bungalow with 6 other people living in it! 👨‍👩‍👧

A few years later, we moved to an apartment where we shared a two bedroom with another family. We then moved into our own unit in the same building after a few months.

In another two years, we moved to Richmond Hill; into a semi-detached house. In 2013, we moved into the detached home we currently live in. 🏡

My family moved four times in just eight years! Since then, we have settled in and found our “home”. 🙏

The average Canadian moves about seven times in their lifetime. It’s not easy moving, there’s a lot of stuff to move around… and each time there seems to be more stuff.🫢 It’s a huge hassle and a LOT to think about.

However, your first move does not need to be the final one! I’m sure you have an idea of what your perfect home looks like, and if your first home is your dream home, then that’s awesome! 🤗

For most people, this won’t be the case. It’s okay to start small and leverage your money to move into your dream home in three, four, or five moves!🙌

Did you know I get a pre inspection for every home we list?

What’s the benefit?

1. Eliminates the inspection condition (usually 5 days long to fulfill!)

2. Eliminates stressful negotiations at the 11th hour because the buyers know what they’re getting into.

3. The sellers have more time to fix anything they’re totally unaware of! Ie/ broken smoke detectors or mold in the attic!

There’s more to it than this - but basically, it’s a win win for everyone - and it’s free to you when you work with me!

Among so much more!

Whatever it takes, we get it done- inspection, staging, storage, cleaning, junk removal… and so much more.

And FYI, we don’t just do this when the market is challenging - we offered these services for every single listing even houses sold in 1 day.

Either I’m being optimistic, or the market is actually picking up.

We are getting multiple offers on listings (without listing them low); we are getting tons (AND TONS) of showings everywhere, and our buyers are in the process of getting qualified.

If you’re even half thinking about buying or selling, consider this your sign, and let me know sooner than later.

This is actually my favourite kind of market - almost balanced, leaning closer to a buyers market - it means listings with a few touch ups sell for great prices but buyers can still obtain a home without being in multiple offers and over paying after only seeing the house for 6 minutes.

If rates go up again, it’ll be very few instalments because inflation is starting to level out.

This is the market for the regular people who actually just want to move!
