What Happened to Zillow❓‼️

Recently out of the U.S, Zillow has been making a lot of noise as the company had to slash their workforce by 25% and also put a stop to their autotmated IBuyer campaign which  has been in place since 2018 which used an algorithm to buy & sell properties fairly quickly📈‼️

In order for the campaign to have been profitable, Zillow’s estimates when acquiring properties needed to be more precise and now they are liquidating majority of the properties for less than they acquired them for. In Phoenix, AZ, for example, the company is liquidating 9/10 properties for a lower price than they purchased🏡‼️

I recommend reading further into this case study, it does not directly impact our market but I feel it is a good example of companies can use tech for the  acquisition of real estate marketshare and the failure of Zillow in this case something that we can learn from✔️‼️

When I started my real estate journey just over 5 years ago, I had a lot growing to do. I can’t tell you how different I thought it was going to be, at least in the beginning. One of the the biggest attributes I needed to focus on have was empathy 👨🏻‍💻‼️

Being able truly to put myself in my clients shoes has been immensely valuable to understanding my clients pain points and how I can help provide valuable solutions✔️‼️

As soon as I transitioned to becoming as empathetic as possible it changed the dynamic early on. I became more patient, understanding and a much more valuable asset to have on my client’s side🔑‼️

October numbers in Vaughan tell us that average prices are still trending upwards however at a much slower rate than previous months, we are beginning to see numbers plateau across all property types🏠🏢‼️

Less new homes coming on to the market in vaughan across all property types further feeding into a critically low inventory issues that has been plaguing majority of the GTA for many months now🏡‼️

It can be argued that semi- detached properties arre the most desirable property type due to their affordability. The average amount of time on the market for semis dropped from 15 last month to 4 this month📈‼️

Having urgency as a Buyer today is crucial to achieving a successful purchase, particularly when we are looking at properties under the $2 million dollar range as of late. This means ensuring your finances are in order and properly reviewing the home inspection if the seller does provide one🔑‼️

Once a property of interest comes on to the market, it’s important to move quickly to view it, have all your conditions “pre-satisfied” (mortgage, inspection, etc) and be ready to submit a firm offer. This isn’t for all properties all the time but primarily for properties that are expecting multiple offers💰‼️

Having urgency does not mean you rush into something simply for the sake of it. It means being proactive and adequately prepared to achieve the best possible outcome in a hyper competitive market⚖️‼️

Price points in Vaughan across all property types have seen an increase with detached, semis and townhomes leading the way and seeing their average sale price increase by about 100K 💰🏡‼️

The upwards pressure is caused by limited suitable inventory to satisfy the current demand. A turn-key home on the market with a reasonable list price is virtually guaranteed to sell with multiple offers💰‼️

As a seller these are ideal conditions for listing and getting top dollar, where it gets tricky is if you are making a lateral jump in the same market or entering the market for the first time/without liquidating. Very important in these situations to get creative with finding solutions🙇🏻‍♂️‼️

Had the pleasure of working with my good friend that I have known for many years but have gotten closer simply due to similar mindset and interests‼️

We found a qualified tenant after having to wait a little longer than expected countless inquires and interest expressed but less than qualified tenants. It was certainly worth the wait because the candidate we found happened to be the most ideal fit for the secondary suite at my clients property🏡‼️

It is very motivating to see how far my friend and client is taking real estate and I feel fulfilled to be able to be apart of this journey with him. Real estate empires are not built over night but the bricks are laid every hour🧱‼️

Comparable property sales in a neighbourhood offer great insight as to how much homes will predictably sell for and the closer the comps are to your subject property, the more accurate your pricing guideline will be. That being said they’re some other factors that are very important to take into consideration as well🏡‼️

Many times both buyers and sellers justify the price of a property by looking strictly at the comparables and although this is offers a primary pricing guideline it’s also extremely important to factor in the market trends, inventory levels and overall economic climate (Interest rates, etc.) when it comes to making a decision on price💰‼️

A technique that I picked up over the course of my career is once I gain a comprehensive understanding of my clients criteria checklist, I pick listings that I think are suitable without letting them know which properties were seeing until the last possible moment🧑🏻‍💻‼️

This has been highly successful for a number of reasons. Expectations of what places look like based on pictures can vary but when you have no idea what to expect it sets a very different perspective. There is something to be said about seeing a home inside and out physically FIRST as opposed to from pictures🏡‼️

Of course outcomes can vary and not every property will be a winner but seeing things through a different perspective when making an important decision like a home purchase is sometimes all you need✔️‼️
