2. Know what the difference is between “pre-qualified not pre-approved”, “pre-qualified” and “pre-approved”. Sound confusing? It can be. It all relates to how serious of a buyer you are. If you’re “pre-approved not pre-approved” it means that you've given a letter to a potential seller that you can afford their property. If you’re “pre-qualified” it means that you have a letter from a mortgage broker saying what he thinks you can afford. If you’re “pre-approved” it means that you not only have a letter from a broker, but everything in the letter was shown to be true by a lender and most of the work for a loan has already been done. You’ll have a MUCH better chance of getting the house if you’re “pre-approved” than if you are only on one of the other stages.

3. Choose the right lender - “do the research!!” This can’t be emphasized enough since banks offer different rates across the board. The more banks you visit, the better the chances are of you getting a better deal.

The real estate market has started to see a sign of rebound in Richmond Hill after a COVID-19-induced slump in April and May.

Data suggests there has been an “accelerated demand” in suburban markets, which real estate experts believe have been driven by decentralization of the workplace amid the ongoing pandemic.

After a significant drop in home sales in April and May, the housing market has started to bounce back in Richmond Hill in June, statistics from the Toronto Regional Real Estate Board (TRREB) showed.

Transactions in Richmond Hill were still down 17%from last year, the largest sales gap in the region, according to the board.

A majority of the newly sold homes in Richmond Hill were single-family detached houses. home prices have held steady throughout April and May in Richmond Hill, according to TRREB.

Toronto area home prices could still end the year 10 per cent above last year’s if the current real estate trajectory holds, the real estate board predicted.
