Before you fall in love with a home, get a real mortgage pre-approval.

Online calculators are great for a quick estimate, but they don’t tell you what a lender will actually approve.

🏡 A little buyer lesson from the August GTA market…

Prices are still below where they were last year — but something else is happening:

There are fewer new homes coming onto the market.

In August, GTA new listings were down 14.1% year-over-year, while the benchmark home price was still 4.5% lower.

That’s an interesting combination.

For buyers, it may mean there is still negotiating opportunity today — but perhaps less choice tomorrow..

My advice after many years in real estate:

Don’t wait for the “perfect market.”
Wait for the right home and the right numbers.

Then make a good decision.

Searching for homes without a mortgage pre-approval is like chasing a cat in a dark room. 😄

You may eventually find what you’re looking for — but you can waste a lot of time getting there.

Before seriously shopping, it helps to know:

• your realistic price range
• your approximate monthly payment
• how much cash you’ll need
• which homes are actually worth viewing

A pre-approval doesn’t mean you have to buy tomorrow.

It simply helps you shop with more confidence and avoid looking at homes that were never really within your comfortable budget.

Most importantly, getting a mortgage pre-approval usually costs you nothing and doesn’t obligate you to anyone.

Before You Decide — know your numbers first.
