👉 Here’s how to tell whether a neighborhood is walkable or not before you move in.

Do Some Research
The Internet makes it really easy to find out almost anything you want to know, including the walkability factor of a neighborhood. Some websites allow people to review and rate their neighborhoods, which will give you some idea of how walkable a community is.

Look For Parks And Main Street Business Districts
Parks and Main Street business districts encourage people to walk. Look for these things in or near a neighborhood when walking is important to you.

WALK THE NEIGHBORHOOD VIRTUALLY
Before visiting the neighborhood in person, use Google Maps Street View to take a virtual walk of the neighborhood. Keep in mind, however, that since you don’t know when the images were taken, this virtual tour may not tell the whole story.

Step 1 – If You Have A Mortgage, You May Need To Wait

If you purchase the home and tell your lender that you’re going to live in it and then done, they may foreclose on the home if they find out. Check with your lender to find out if any waiting periods exist before turning your home into a rental.

Step 2 – Find Out If You Qualify For Another Mortgage

It’s important to find out if you qualify for another mortgage or not before converting your primary residence. While the rental income may help you qualify, your lender may not even consider it.

Step 3 – Got An Hoa? Check With Them First

If the home you want to convert to a rental property is governed by a Homeowner’s Association (HOA), you may not be able to convert it. The HOA may have rules against it, so be sure to check with them first.

Step 4 – Update Your Homeowner’s Insurance Policy

If you need to make a claim after you’ve converted your home into a rental property and you haven’t updated your homeowner’s insurance policy to a landlord policy, your claim will probably be denied.

Step 5 – Learn The Tax Laws That Apply To You As A Landlord

While it’s a good idea to hire a tax advisor for your investment property, it’s a good idea to learn the laws yourself so you can make an informed decision as to whether turning your home into a rental is a good idea or not.

💡 You can give your home a fresh look and feel with flush-mounted lights.

🖐️ Here’s how to install them in five easy steps.

1. Turn Off The Power And Remove The Old Fixture.
Remove the globe from the old fixture to expose the nut/bolt holding it to the ceiling. Remove the nut and pull the fixture down carefully. Remove the leads from the wires and disconnect the fixture wires from the house wires.

2. Attach New Mounting Hardware
If the old mounting hardware won’t work for the new fixture, remove it and attach a new strap to the box.

3. Connect The Wires
Use a coat hanger to support the new light fixture as you connect the wires. Connect white to white and black to black with wire nuts and black electrical tape.

4. Tighten
Neatly and gently push the wires up into the box and lift the fixture into place.

5. Install The Globe
The set screws that hold the globe in place may or may not already be in place. If they aren’t, go ahead and install them now. Push the globe so that its lip rests above the set screws and tighten the screws to hold the globe securely.
