Interest rates are THE MOST boring topic I’ve ever encountered in real estate 😒

As a buyer’s agent, I deal with listing agents that try to warp reality into how it suits them ⚠️

🚩 BEFORE SEP 17: Calls at 1130PM saying “Buy this house before the rate announcement because interest rates are going up!!!”

🚩 ON SEP 17: Calls saying “Well now its better for your client so put an offer in NOW!!”

👀 Does this make you want to buy the house more or less?

Anyway, how much cheaper is it really for my client? 🧐

700k home, $3,322 -> $3,221/mo = payments are $101/mo lower 💸
Over $1200 in savings annually for you variable rate holders 🥳

The way other agents conduct themselves isn’t something I can control BUT…

Anyone looking to sell their house should see how they communicate with other interested clients / agents! 🏡

Negotiated from $2450 down to $2200 even with a lying agent. That’s the market we’re in. 🚩

I warned my client about the airbnb parties that go on in this Lakeshore building. 🥳

That airbnbs were supposed to be limited to floor 20 and below, but wasn’t fully enforced ❌

He didn’t care - so off we went on showings. 🎉

Lots of back and forth on price but we stuck to his limit of $2200 and they caved 💸

The next similar unit was $2500 ‼️

However, the previous tenants left the unit in ridiculous condition. 💨

The agent said it was professionally cleaned before move in ⚠️ (the crusty bathtub said otherwise…)

The landlord admitted it wasn’t, catching the agent in a lie. 🚩

But also, he wasn’t going to do anything about it and they stopped replying to us 💸

I used the paging system through the list agent’s office, and still nothing. 👀

My client was exasperated, close to pulling out 💀

So I got my cleaners in there, free of charge 🧼

I could’ve earned twice as much getting him into another unit. 🤑

But his peace and loyalty to my business was worth more.

No question we are in a recession-level condo market meltdown in Toronto. 🏢

We are selling condos 30% less than we did last year. 📉

We just haven’t seen this much inventory in 20 years, it’s going to take time to fix. 🏡🏡🏡🏡🏡

Being realistic with prices is difficult in this market. 😅

Especially when you should expect your home to sit for a longer DOM than usual. 😫

IF YOU’RE AN INVESTOR: Be patient, make your home stand out! Offer things that other landlords don’t. 🔑

IF YOU’RE AN END USER: Celebrate! Although it is still largely unaffordable, the ball is in your court. You have multiple programs, VTB and other mortgage options to choose from 🎾

Would you trust your fiancé to choose a home without you ever seeing it? 💍

With his wife overseas, we saw 20+ buildings together to finally come to the right match 🎉

We quickly figured out he didn’t like new and shiny condos - they felt cold and uninviting ❄️

We switched gears to a building with community events, but quickly found that lots of Scarb condos needed help 🔧

Photos lie! 📸

High rises were out as they made him feel like a number in a jail 😫

Boutique condos didn’t have enough amenities and were still above budget 💸

High utility costs were also an issue until…

We found ALTITUDE. ✨

For the 7th consecutive time, BoC has cut the key interest rate to 2.75%. ✨

We all knew that was going to happen.

Why? It’s the uncertainty around tariffs. 🇺🇸

Despite signs of rising inflation, the trade war is changing the economy 💰

The BoC say they are going to “proceed carefully” on future decisions as the economic landscape changes with these Canadian retaliatory tariffs of 29 BILLION on US goods. 🇨🇦

BUYERS: This makes homeownership more accessible for you 🎉
