📊 July 2026 GTA Market Snapshot – Conditions Tighten as Listings Drop Substantially

📈 Market Conditions Tighten Despite Slight Sales Dip Greater Toronto Area (GTA) resale housing market conditions tightened in July 2026 compared to the same period last year. GTA REALTORS® reported 5,995 home sales, representing a slight 0.9% decrease from July 2025. However, new listings fell sharply by 17.8% year-over-year to 14,484. On a seasonally adjusted basis, home sales actually rose month-over-month compared to June 2026, while available supply shrank, creating increased competition among active buyers.

💵 Price Adjustments Point Toward Potential Stability The average selling price for July stood at $1,003,956, down 4.5% compared to July 2025. Similarly, the MLS® Home Price Index Composite benchmark declined 4.6% year-over-year. While annual prices remain lower, the substantial reduction in new listings and tighter market absorption suggest average selling prices could begin levelling off into the second half of 2026
