As someone who’s spent over a decade helping clients navigate the Ontario real estate landscape, I’m always keeping an eye on factors that impact affordability. Did you know that taxes and government charges make up about 36% of a new home’s cost here? That means more than a third of what buyers pay isn’t for bricks and mortar—it’s in fees, with development charges alone often topping $100,000 for a single-family home. In some cases, these extra costs can add up to $200,000 when you factor in other levies.

A recent joint program between the federal and provincial governments is making a real difference—municipalities can now access funding if they cut development charges by 30% to 50% (or more) and keep those reductions in place for at least three years. After the HST cut, Ontario saw 8,400 new home sales in just three months, compared to 3,600 in the same timeframe in previous years. If the HST rebate and reduced development charges became permanent, it could offer much-needed certainty for buyers, builders, and municipalities alike—helping to ease affordability pressures and boost housing supply.
