The July stats from the Real Estate Board of Greater Vancouver are out. Let’s dive into the details! 🏘️
As Metro Vancouver’s limited levels of housing inventory continue to be challenged by robust sales numbers, home prices across all property types increased once more in July. 🤔
The July sales are almost about a 30% increase over a year (1,904 in July 2022 to 2,455 in July 2023), which is definitely significant, while sales remain about 15% below the 10-year average. Last July marked the point when the Bank of Canada announced their ‘super-sized’ increase to the policy rate of one full percent, catching buyers and sellers off guard and putting a chill on market activity at that time. Considering the sales from June 2023, the sales have gone down in all the segments.💥
This completely shows that we are slowly shifting towards a balanced market at the moment. The sales-to-active ratio for all property types for July 2023 had a dip to 24.9% from 31.4% last month, whereas for individual segments, see below:
- Detached- Sales-to-active ratio: 16.5%
- Townhouses- Sales-to-active ratio: 32.0%
- Apartments- Sales-to-active ratio: 30.6%
According to historical data, the buyers market is when the sales-to-active ratio is below 12% and the sellers market is anything over 20% sales-to-active ratio. Might be wondering, what about 12% - 20%? - this situation is considered a balanced market. 💁♂️
Benchmark prices in each segment have increased as compared to last month. See details below for each property type:
- Detached- $2,012,3900 (1.1% increase as compared to June 2023)📉
- Townhouses- $1,104,600 (0.5% increase as compared to June 2023)📉
- Apartments- $771,600 (0.6% increase as compared to June 2023) 📉
Well, what does that mean? It shows that the prices are increasing (but not at a very high percentage), the detached house market is already in a balanced market situation and the other two are pretty far from a balanced market situation but had a good dip from last month. My advice to you will be: act quick, make the decision now and don’t wait for the next interest announcement on September 06, 2023. 🤩🎖️
