The July stats from the Real Estate Board of Greater Vancouver are out. Let’s dive into the details! 🏘️

As Metro Vancouver’s limited levels of housing inventory continue to be challenged by robust sales numbers, home prices across all property types increased once more in July. 🤔

The July sales are almost about a 30% increase over a year (1,904 in July 2022 to 2,455 in July 2023), which is definitely significant, while sales remain about 15% below the 10-year average. Last July marked the point when the Bank of Canada announced their ‘super-sized’ increase to the policy rate of one full percent, catching buyers and sellers off guard and putting a chill on market activity at that time. Considering the sales from June 2023, the sales have gone down in all the segments.💥

This completely shows that we are slowly shifting towards a balanced market at the moment. The sales-to-active ratio for all property types for July 2023 had a dip to 24.9% from 31.4% last month, whereas for individual segments, see below:

- Detached- Sales-to-active ratio: 16.5%
- Townhouses- Sales-to-active ratio: 32.0%
- Apartments- Sales-to-active ratio: 30.6%

According to historical data, the buyers market is when the sales-to-active ratio is below 12% and the sellers market is anything over 20% sales-to-active ratio. Might be wondering, what about 12% - 20%? - this situation is considered a balanced market. 💁‍♂️

Benchmark prices in each segment have increased as compared to last month. See details below for each property type:

- Detached- $2,012,3900 (1.1% increase as compared to June 2023)📉
- Townhouses- $1,104,600 (0.5% increase as compared to June 2023)📉
- Apartments- $771,600 (0.6% increase as compared to June 2023) 📉

Well, what does that mean? It shows that the prices are increasing (but not at a very high percentage), the detached house market is already in a balanced market situation and the other two are pretty far from a balanced market situation but had a good dip from last month. My advice to you will be: act quick, make the decision now and don’t wait for the next interest announcement on September 06, 2023. 🤩🎖️

Wondering why house prices in Metro Vancouver are skyrocketing? 💹

Well, the June stats from the Real Estate Board of Greater Vancouver are out and explains us the situation in detail. Let’s dive into the details! 🏘️

Despite the higher interest rate, there's still a shortage of resale inventory relative to the number of buyers in Metro Vancouver and that’s why we see prices increasing month by month across all segments (Apartments, Townhouses and Detached houses). 📈

This completely shows that we are in the sellers market at the moment. The sales to active ratio for all property types for June 2023 was 31.4%, whereas for individual segments, see below:

- Detached- Sales to active ratio: 20.9%
- Townhouses- Sales to active ratio: 38.5%
- Apartments- Sales to active ratio: 39.4%

Might be wondering what’s the sales to active ratio? - It’s basically Sales divided by Active Listings in each segment.🌟

Benchmark prices in each segment have increased as compared to last month. See details below for each property type:

- Detached- $1,991,300 (1.3% increase as compared to May 2023)
- Townhouses- $1,098,900 (1.5% increase as compared to May 2023)
- Apartments- $767,000 (0.8% increase as compared to May 2023)

Well, what does that mean? It shows that the prices are increasing, the detached house market is close to a balanced market situation and the other two are pretty far from a balanced market situation. My advice to you will be: don’t wait and sit in a corner for a dip (what if we don’t get it anytime soon); rather, make the decision now. 🤩🎖️
