Buyers aren’t gone. They’re just not in a rush.
That’s probably the biggest change I’m seeing in today’s Greater Vancouver market.
More inventory means more selection.
A softer job market creates more caution.
And inflation, energy prices and economic uncertainty mean the rate outlook isn’t as simple as “just wait for another cut.”
For sellers, the question is:
What gives a buyer a reason to act today?
For buyers, I’m looking at three things:
The right property.
The right value.
A motivated seller.
Sometimes the opportunity to negotiate today matters more than waiting for the next 0.25% move in rates.
One property need your attention is:
909–3533 Ross Drive | UBC
Offered at $1,190,000
Assessed at approximately $1.446M ( listed by Arion Xiao 😆)
Assessed value ≠ market value, but meaningful price adjustments are worth paying attention to in a market where buyers finally have choices.
Sellers need Motivation.
Buyers have Selection.
