Asbestos is one of the major concerns among homeowners. How does asbestos affect our lives and health? Do you live in a house that contains asbestos?

Worksafe BC has issued warnings to remind homeowners about the dangers of breathing in asbestos fibers when renovating or demolishing their homes. If you are buying a home built prior to 1990, you should be cautious because it is likely that some parts of the home may contain asbestos. You should hire professionals for asbestos testing and proper removal.

Asbestos is a naturally occurring fibrous material. Its strong and fire-resistant properties led to its use in more than 3,000 building material products from the 1950s to the 1990s. Ducts from the heating system, roof felt shingles, vinyl and linoleum flooring, and insulation may contain asbestos.

Asbestos fibers are extremely fine in that they can stay in the air for several hours. They are not visible to the naked eye. The fibers inhaled by the human body will remain in the lungs permanently. When inhaling over years, asbestos fibers form scarring around the lungs, eventually lead to various chronic lung diseases including lung cancer, asbestosis, mesothelioma, and pleural thickening.

Homeowners need not worry too much. Asbestos products pose no health risks to humans under normal circumstances. Asbestos is only harmful when materials containing asbestos are disturbed. Do not intervene with asbestos materials if you suspect your home contains asbestos. When you are planning to renovate or modify a home built before 1990, get assistance from asbestos removal companies to safely and effectively identify and remove asbestos from buildings.

很多屋主都表示對石棉感到憂慮,究竟石棉對我們的生活和健康有什麼影響?你的房屋又含有石棉嗎?

Worksafe BC多年前曾發出過通告,提醒屋主為房屋進行裝修或翻新時,小心石棉所帶來的危害。買家購買房屋時應特別注意,1990年前建成的房屋,很大機會含有石棉,應尋找專家來辨認或移除。

其實石棉(asbestos)是天然礦物的纖維,因其防火、保溫、絕緣的特性,曾應用在超過3000種不同的物料,包括冷暖系統管道、外牆或屋頂的石棉瓦、塑膠或油布地板、保溫棉、防火門等都可能含有石棉,是1950至1990年代很常見的建築材料。

由於石棉的纖維非常微細,能夠在空氣中飄浮數小時,肉眼亦難以察覺。被人體吸入後,纖維會永久停留在肺部,肺部更會形成疤痕來包圍這些纖維,可潛伏身體數十年,長遠會引起各種慢性肺部疾病,包括肺癌(cancer),石棉沉積病(asbestosis),間皮瘤(mesothelioma),胸膜增生症(pleural thickening)等。

不過讀者亦無需過分擔心,正常情況下,石棉製品對人體是無害的。只有當石棉纖維從石棉製品中分散出來且飄浮在空中,人們吸入後才會對身體造成影響。

如果你懷疑家中含有石棉,或正計劃為1990年前建成的房屋進行裝修或改動,切勿自行動手干預石棉物料,最好聘請專業石棉移除專家進行評估,並進行適當的移除。

//What Could Be Wrong in the Attic?🛖//

As a home owner, have you ever gone up to your attic?

Being one of the most neglected part in your home, attic space in fact plays an important role in keeping your home and your family safe and sound. This space between the roof and the upper floor ceiling contains the framing members of the roof structure. It bears the insulation which keeps your house warm in the winter and cool in the summer. This attic space also acts as a breather in your home as it continuously dealing with moisture and warm humid air that entered from the living place below. (attic is not usually designed for storage!)

Attic space being a significant part to the integrity of your home, we always spend a considerable amount of time and effort to inspect, despite its difficult accessibility. Below is a list of issues we commonly discovered inside the attic.

Roof leak
We look for evidence of water intrusion. Watermark on roof sheathing, wet insulation, rotted wood structure, mold growth are commonly seen in houses with a leaking roof.

Insufficient ventilation in attic
Attics allow venting of roof spaces to flush warm, moist air out of the building components. Air should move freely from soffit vents, through soffit baffles, into the attic, and out of roof vents. Inadequate air movement leaves evidence of condensation and mold on the sheathing or structural members. Poor air circulation also makes your attic too warm in the winter and too hot in the summer.

Vent problem
Exhaust fans in kitchens, bathrooms and laundry dump stale and moist air directly outside, usually through ducts in attic. This type of ventilation eliminates moisture and air pollutants before it has a chance to damage the buildings. Leaky or disconnected ductworks result in condensation damage and mold growth in attic.

Insufficient insulation
Attics with insufficient insulation cannot keep warm air inside your living space. Excess warm air that enters the attic can lead to condensation and mold growth. It also dramatically increase the energy cost from heating and cooling the house. On the other hand, poorly installed or shifted insulation may cover the baffles and soffit vents, blocking the ventilation in attic.

Rodent activities
It is common to see signs of rodent activities in the attic. Rodents will leave p**p and p*e in the attic as long as they are allowed to stay. It becomes a sanitation problem. Consult a pest control company as soon as possible.

Fire damage
Sometimes we will see attics that have been painted white. Often it is done to cover over evidence of a fire in the attic or home. Wood members get covered with smoke, soot or get charred after a fire has been put out. Painting the wood members makes the attic look better and to encapsulate the burnt smoky odor.

To protect your home from all kind of damages, homeowners should inspect and perform maintenance to the attic regularly, at least once a year. Remember to wear proper protective gears including a dust mask and a well-lit flashlight before getting in. If you are uncomfortable doing the job yourself, give us a call!

這個屋頂及頂層天花板之間的閣樓空間包含了組成屋頂結構的組件,同時亦隱藏著保溫物料,令你的房屋在冬天保持溫暖,在夏天保持涼爽。這個閣樓空間還堅負著為房屋呼吸的責任,它不斷將我們日常生活中所製造的潮濕空氣排出屋外。 (閣樓通常不是設計來儲存雜物的!)

閣樓確保房屋完整健康,儘管它空間有限,難以在內走動,我們會盡力進行檢查找出潛在問題。以下是我們在閣樓內常見的問題。

屋頂漏水
閣樓是觀察屋頂是否漏水的最佳地方,從尋找一些蛛絲馬跡,例如屋頂夾層板上的水印、潮濕的保溫棉、腐爛的木結構、霉菌滋生等,再配合紅外線熱象儀及濕度探測器來找出漏水的屋頂。

閣樓通風不足
閣樓可讓屋頂空間通風,讓溫暖潮濕的空氣從建築物中排出。空氣應從拱腹通風口自由流動,穿過排氣隔板進入閣樓,再從屋頂的通風口排出。空氣不流通會導致屋頂夾層板或木結構上出現冷凝水或發霉的跡象,更會使閣樓在冬天過暖,在夏天過熱。

排氣問題
廚房,浴室和洗衣中的排氣扇通常直接通過閣樓的管道將不新鮮和潮濕的空氣直接排到室外。這種通風方式避免濕氣和空氣污染物積在屋內,損壞建築物。管道系統洩漏或連接不良會導致閣樓中的結構出現冷凝水損壞或霉菌滋生。

保溫物料不足
保溫不足的閣樓無法將溫暖的空氣保持在你的生活空間內,過多的熱空氣進入閣樓會導致冷凝水形成和霉菌滋生,此外,這亦增加了暖冷氣的能源成本。另一方面,安裝不當或移了位的保溫棉有機會遮蓋排氣隔板,阻礙閣樓的通風。

動物的痕跡
有時在閣樓內會看到囓齒動物活動的跡象,牠們會將糞便和小便留在閣樓,造成衛生問題。須儘快諮詢害蟲防治公司。

火災
有時閣樓被漆成了白色,通常是屋主用來覆蓋曾經發生過的火災。熄滅大火後,木結構會被煙灰覆蓋或燒成焦黑色。塗上漆油可以使閣樓更好看,同時遮蔽燃燒後的煙熏味。

為了保護房屋免受各種損害,屋主應定期,至少每年一次檢查閣樓並進行維修。切記在進入閣樓前佩戴適當的防護裝備,包括防塵口罩和光線充足的手電筒。如果感到有困難,請僱用專業人員!

Many homeowners may find leave-clad houses are attractive, some may be worried about problems with growing plants up the wall.

Self-clinging climbers such as common ivy support itself by growing aerial roots and penetrating cracks or crevices. These invasive roots can cause considerable damage to wall surfaces. They can widen existing cracks and allow moisture to pass through. To make things worst, flowering vines and climbers may also harbour pests or insects.

If you really want to add a vertical garden to your home, be prepared to manage and inspect it annually. It is best to keep the vine contained to only where you want it, pruned away from the woodwork, gutters, and windows. A covering of wall climbing plants may also mask any visible structural issues in the wall so make sure that the growing surface is sound and shows no cracks or loose bricks.

// Spring Home Maintenance Checklist //

While everyone is encouraged to stay at home due to the coronavirus outbreak, take this chance to take care of your family and your home - get your home ready for Spring!

Springtime is the season with longer daytime and warmer weather. This is the time of year when homeowners give their homes the "spring cleaning". It is also the time to assess any damage and take appropriate actions. If you have no idea where to start with, we have prepared a spring maintenance checklist so you know how to keep your home in optimal condition for the rest of the year.

1. Repair Roof Drainage System
Winter storm and twigs may have caused blockage or damage to your roof drainage system. Gutters and downspouts are supposed to direct rainwater away from your home, protecting your roof, siding, and foundation from any moisture damage. It is important to have your gutters and downspouts repaired, reattached and cleaned. Leak spots (usually appeared as black stain at connections) should be sealed with caulking or epoxy.

2. Clean out Vents
Any vent that connects outside, such as bathroom, range and dryer vent, should be free from leaves, or other debris. This helps to facilitate venting and to prevent fires.

3. Repair, Clean and Paint the Exterior
Exterior cladding is a protection barrier to your home's structure and interior. Deteriorating caulking and any surface showing signs of weathering should be repaired to prevent moisture entry. If you are planning to repaint your home’s exterior, Spring is the perfect timing. Before you start to paint, scrape loose any p*eling paint and sand the surface smooth. Don't forget to clean siding and windows to keep mold from growing.

4. Patch Holes in Screens
Window screens are designed to maintain ventilation to your home while keeping bugs out, only when they are free from holes. Minor holes and tears in window screens are easily fixed.

5. Landscaping
Maintain a "breathing space" of at least 2 feet between any vegetation and exterior surface. Plants hold a high level of moisture against wall surface, creating an adverse environment to your living spaces and structural components. Some types of plants, such as vines, are also known to create damage to the exterior surface. Last, remember to turn on the water supply to exterior hose bibs.

春天除了帶來更長的日照時間、更溫暖的天氣,還是全年裡為房屋進行“春季大掃除”的最佳時機,屋主可同時評估房屋的任何損壞狀況並採取適當的措施。如果您不知從何入手,我們已經準備了一份春季房屋維修護理清單,讓您知道如何在一年之初為房屋保持最佳狀態。

1. 修理屋頂排水系統暴風雨或樹枝等雜物會淤塞甚至損毀您的排水系統,排水溝和排水管應該將雨水引離您的房屋,以免屋頂,牆身和地基受到潮濕傷害。因此,修理﹑重新安裝和清潔排水系統非常重要,滲漏的地方可用玻璃膠密封。

2. 清理排氣口任何連接室外的排氣口(如浴室﹑煮食爐或乾衣機),都不應有任何樹葉或雜物阻塞。定期清理有助促進通風並防止火災。

3. 修理、清潔和粉飾外牆外牆保護房屋的結構和室內各個系統。惡化了的玻璃膠和任何出現損壞的外牆表面都應進行修補,以防止水分進入。如果您打算重新粉飾房屋的外牆,春天是個好時機。 粉飾前,應先刮掉脫落的油漆並磨滑上色表面。不要忘記清潔外牆及窗戶,以防止黴菌滋生。

4. 修補窗紗
窗紗令房屋室內保持空氣流通,同時防上昆蟲進入。更換破損的窗紗,小孔和裂縫則相對容易修補。

5. 園藝
植物和房屋外牆以及窗戶應保持至少2呎的透氣空間。植物會將水份及濕氣鎖在牆壁表面,為房屋內部以至結構系統帶來不良影響。接近房屋的植物更是昆蟲進入屋內的橋樑。此外,不同類型的植物更有可能對外牆造成損壞。最後,別忘記打開室外水龍頭的供水。
