November 2025 Market Update: More Listings, Softer Prices

The Greater Vancouver housing market continued to adjust in November, with sales activity trending below seasonal norms, and prices showing modest declines across all property types.

Despite four Bank of Canada rate cuts this year, buyer confidence is still cautious, but growing inventory and price softening are opening doors for strategic buyers.

• 1,950 homes sold (↓11.6% YoY, 33% below 10-year average)
• 3,369 new listings (↑9.8% YoY)
• 12,969 total active listings (↑13.5% YoY, 38.5% above 10-year average)

Buyers are enjoying more options than they’ve had in recent years, while sellers are facing a more competitive landscape.
