😊 Looking for ideas to give your home a fresh, new, efficient look?

🤩 Here are some of the best home remodeling projects you can do.

1. Transform A Small Closet Into A Large Closet
Many bedrooms include a small, single-stall closet that’s hardly big enough for everything a person wants to store in it.

2. An Uninspiring Kitchen Island Turned Fabulous And Functional
You can give your kitchen island purpose by turning it into a sit-down breakfast bar complete with a sink for ease in preparing meals.

3. Upgrade Your Home’s Thermostat
If your home has an old, round dial thermostat, make it a point to swap it out for a smart thermostat right away.

4. Stop Wasting Valuable Storage Space
Start by replacing your old, non-energy-efficient fridge with a streamlined, energy-efficient mode.

5. Replace Kitchen Wall Cabinets
You can replace those dark, imposing cabinets with open shelving to make your kitchen look and feel bigger and brighter.

🔍 Looking to buy a home?

😉 Keep these tips in mind to help you compete in a hot real estate market.

Get pre-approved for a mortgage
Having a pre-approval letter in hand when looking at homes shows you’re a serious homebuyer.

Submit a clean offer with no contingencies
If you submit an offer with contingencies, the seller may pass over it for one that has no stipulations.

Make an appealing net-price offer
Try to make sure they get as much money as possible by not making them pay for things like closing costs.

Make a sizeable down payment
Submit an offer with a sizeable down payment.

Don’t ignore the fixer upper
If you can purchase the house for a decent price, it may be worth it to get the house of your dreams in the end.

🌹 Tired of having to replace fresh flowers so often? There was a time when using artificial flowers to decorate a home was frowned upon.

💐 Artificial flowers are a great choice for decorating versus real flowers, and here’s why.

1. They’re hypoallergenic
You get all the beauty of your favorite flowers without all the sneezing and itchy, watery eyes.

2. They leave no mess
They require no watering, you don’t have to worry about that awful decaying smell.

3. They last forever
If you love the look of flowers around your home but hate having to replace expensive bouquets weekly, give artificial flowers a try.

4. They’re safe for kids and pets
Certain species of flowers can be toxic for kids and pets. You can’t keep your eye on them every second of the day, so do away with the fresh flowers and use fake ones instead.

5. They work well in DIY projects
If you use artificial flowers in your projects, you can be sure they will look as great in 5 years as they did on the day you made the project

6. They’re cheaper
Artificial flowers don’t have to be replaced like fresh flowers do. Your initial investment will continue adding beauty to your home for years to come.

🖌️ Want to paint a room in your home but aren’t sure what color is best? Painting a room in your home is exciting, but it can also be a little nerve-wracking.

🎨 There are so many colors to choose from, it’s hard to decide which will work best. Here are a few tips to help you choose the right color for any room!

1. Choose the paint color last. If you’re painting an empty room, wait until you’ve chosen all the furniture and other accessories before choosing the paint color.

2. Don’t rely on the paint chip. Instead of trusting the paint chip, take actual paint samples home, paint a larger area of the wall, and decide based on that.

3. Give it a few days. By checking the color in all types of light, you’ll find out if you really like the color and what kind of adjustments (lighter or darker), if any, it needs to be just right.

4. Thinking white? If you think trying to decide on a color is tough, wait until you have to choose the perfect shade of white. Whites in their various hues are a great choice for woodwork and trim because they make your colors pop.

👌 Real estate investing is a great way to increase your income, but with it comes responsibilities that require a great deal of the investor’s time.

👇🏻 Whether you’re a first-time investor or a seasoned one who’s ready to hand over the reins, the following five points can help you decide if it’s time to hire a property management company rather than tackle the task yourself.

1. You own more properties than you can comfortably manage alone
If your goal is growing your portfolio, you’ll probably reach a point where you can’t manage the day-to-day requirements of multiple properties all by yourself.

2. You live somewhere else
If you live nowhere near your rental properties, you’ll probably want to hire a property management company to handle them. When a pipe bursts or you need to interview new prospective tenants for a rental you own in another state, a property management company can take care of it for you.

3. You’re too busy
If you simply don’t have the time to do it all, hiring a property management company can alleviate some of the responsibilities related to your real estate investments so you have more time for work, family, and/or play.

4. You don’t want to be a landlord
Being a landlord requires a certain type of person. If you’re not keen on being at your tenants’ beck and call and dealing with the responsibilities that come along with being a landlord, hiring someone else to manage and protect your properties is a smart move.

5. You’re ok with spending money for convenience
In many cases, having a property management company in place reduces maintenance fees and helps avoid problems that can lead to potential legal fees, vacancies, and damages caused by mishandled repairs.

🏡 Looking for a way to change things up a bit and breathe new life into your home?

✨ Try one of these simple projects that make a big difference.

1. Paint A Room Or Two

Painting is one of the easiest and least expensive ways to give your home a facelift. Furthermore, if your current dĂŠcor is dark, a fresh coat of a light, bright color will help lighten it up in shade and ambiance at the same time.

2. Build A Pond In Your Yard

Getting outside is a great way to improve your overall mood and wellbeing. What better reason to get outside and enjoy the great outdoors than to sit by a pond complete with a waterfall and swimming fish?

3. Build A Fence

Whether you’re tired of your nosey neighbors or you simply need to keep Fido in the yard, building a fence around your property is a great way to do it. Building a fence doesn’t have to be difficult, especially if you have the right tools (most of which you can borrow from any home improvement store).

4. Add A Fireplace In Your Home

Admittedly, adding a fireplace in your home isn’t the easiest of projects as it can take several days to complete, but this DIY project can have a huge impact in a couple of different ways.

🏠 Not all homes retain their value, which means you need to know how to play up their most attractive features.

📈 Here is a list of some of the universal factors that may increase your home’s value.

1. Location

Being located in a quiet neighborhood or near popular amenities such as restaurants and grocery stores can make a home worth more.

2. A Beautiful View

Can you look out your window and see a beautiful skyline? If so, your home may be worth more. Being able to look out a window and see something lovely calms the nerves, and buyers appreciate that

3. Curb Appeal

If your home looks nice from the outside, it will retain its value better. If you mow your lawn, landscape your yard attractively, and maintain the exterior of your home, it shows you’ve kept the property in good shape.

4. Major Systems

Selling a home with issues is usually the result of neglected maintenance and will subtract from the home’s value.

5. Storage

A home with lots of storage is usually worth more than one that doesn’t have enough.

🔨 Thinking of remodelling your home? Be sure to get the proper permits before you begin.

Here’s why 👇

4 Reasons Why Permits Are Necessary When Remodelling Your Home

1. Permits help ensure the safety of your house. When you acquire a permit, it includes a list of specific do’s and don’ts to follow as you work to ensure the safety and accuracy of the job.

2. Homeowner’s insurance doesn’t cover renovations made without a permit. The insurance company will deny your claim to cover the damages.

3. Permits ensure a smooth sale. If you ever have to sell your home after making renovations, you’ll be asked to divulge any information about the home that may be important.

4.Permits ensure city records include the right square footage of your home. If you don’t get a permit before making an addition to your home, the added square footage will not be recorded in government records.

🛠️ There are some tasks that are just better left to the professionals. Even if you’re an avid do-it-yourselfer, some home improvement jobs can be overwhelming.

👷‍♂️👷‍♀️ Here are three of them that are probably better left to the pros.

1. Roofing: the longer you spend repairing the property, the more money it costs you.

2. Plumbing: if not done correctly, it can lead to very costly problems later on when unseen leaks turn into a huge expense.

3. Knocking out walls: you have to be careful that you don’t remove a load—bearing wall that helps hold the house up

📍 Do you own a rental property in another city?

🏠 If so, here’s how you can manage rentals from anywhere!

1. Hire a professional property management company
When you can’t be in the same area as your rental property, you can hire a professional property management company to take on most of the landlord responsibilities.

2. Manage smaller rental properties yourself
If you own a smaller rental property such as a two-family home, you can manage it on your own without hiring a property management company.

3. Know when to delegate
If you trust one of your tenants, offer a monthly rent reduction to act as a point of contact between you and the other tenants.

4. Build a maintenance network
Make it a point to enlist the help of trusted professionals to make repairs and conduct maintenance as needed.

5. Keep lines of communication open
State that they must contact you for instruction when something needs attention.

6. Make it easy for tenants to pay rent
To make it easier on you and your tenants, consider using an online rent paying service to collect rent.

7. Make sure your insurance is up to date
Making sure your insurance is up to date is important. It not only protects you from liability should someone get hurt on your rental property.

8. Take advantage of video messaging
Using skype, facetime or some other video messaging service, get visual updates on your property and inspect repair requests in real time.

🏠 Want To Make Your Home More Appealing In Front Of Guests?

Tips to make your home more contemporary

1. Arranging and decorating the living room
Use end tables and/or a coffee table to provide plenty of space for drinks.

2. Choosing wall colors
Wall colors inside your home should invoke positive feelings.

3. Adding curtains for emphasis
When chosen correctly, they can really jazz up the appearance in any room.

4. Flooring
The only rule of thumb here is to choose something that enhances the beauty of the room’s décor.

5. Adding plants and flowers
Green plants have a calming effect on the senses.

6. Hang contemporary art
If you’re an artist yourself, don’t be afraid to hang some of your own framed work on the walls, too.

7. Decorate your ceiling fans
Up the ante, by decorating the blades of your ceiling fans to coordinate with the rooms they hang in.
