Metro Vancouver real estate demand from Buyers have returned to more historically typical levels in April.

February had 6,107 newly listed properties on the MLS in Metro Van.
▫️ 23.1% decrease compared to 7,938 homes listed in Apr 2021
▫️ 8.5% decrease compared to 6,673 homes listed in Mar 2022

Sales-to-active listings ratio in April VS March 2022:

🏡 Detached: 25.3% vs 38.8% Mar
🏘️ Townhomes: 47.1% vs 73.3% Mar
🏙️ Apartments: 45% vs 70.3% Mar

🚨 March 2022 Market Update! 📊

Metro Vancouver home buying demand in March has been calmer than last spring's record pace, however home buying activity is still elevated

🚨 February 2022 Market Update! 📊

Metro Vancouver housing market in February saw some steady home sales activity, modest increases in home listings and a continued upward trend in pricing.

“Despite having a higher volume of people listing their homes for sale in February, the region’s housing market remains significantly undersupplied, which has been pushing home prices to new highs month after month,” - Taylor Biggar, REBGV Chair

February had 5,471 newly listed properties on the MLS in Metro Van.
▫️ 8.4% increase compared to 5,048 homes listed in Feb 2021
▫️ 31.2% increase compared to 4,170 homes listed in Jan 2022

🚨 January 2022 Market Update! 📊

Home sales in January continued the record-setting pace of 2021. The continuation of low supply and increase in demand has pushed prices higher across Metro Vancouver.

“Our listing inventory on MLS® is less than half of what would be optimal to begin the year. As a result, hopeful home buyers have limited choice in the market today. This trend is causing fierce competition for a scarce number of homes for sale, which, in turn, increases prices,” Keith Stewart, REBGV economist

January had 4,170 newly listed properties on the MLS in Metro Van.
▫️ 6.9% decrease compared to 4,480 homes listed in Jan 2021
▫️ 114.4% increase compared to 1,945 homes listed in Dec 2021

🚨 December 2021 Market Update! 🎊

2021 was a busy year for real estate in Metro Vancouver

Home listing activity could not keep up with the record demand from Buyers throughout 2021. This imbalance caused residential home prices to rise over the past 12 months.

Definitely experienced the competitiveness with my client's in the past year. We've been in many multiple offer situations for different areas of the city.

December had only 1,945 newly listed properties on the MLS in Metro Van.
▫️ 19.3% decrease compared to 2,409 homes listed in Dec 2020
▫️ 50.9% decrease compared to 3,964 homes listed in Nov 2021

Sales-to-active listings ratio in December VS November 2021:
% Homes Sold
🏡 Detached: 35.1% vs 33.8% Nov
🏘️ Townhomes: 75.6% vs 74.3% Nov
🏙️ Apartments: 60.8% vs 53.7% Nov
