One of the biggest advantages of working with an experienced Realtor isn't access to listings.

It's knowing what to look for once you're inside the property.

I've walked through hundreds of homes across the Lower Mainland, and there are certain things that immediately catch my attention.

Things like: โœ” Fresh paint in only one area โœ” Overpowering air fresheners or scented candles โœ” Doors that don't close properly โœ” Water stains around ceilings or windows โœ” Signs of deferred maintenance
Do these automatically mean you should walk away?
Not at all.

Most issues are manageable.
The key is identifying potential concerns before you remove subjectsโ€”not after you've moved in.
Remember:

A beautiful kitchen can distract you from a failing roof.
Fresh paint can distract you from water damage.
And great staging can distract you from years of deferred maintenance.

The goal isn't to find a perfect home.
The goal is to understand exactly what you're buying.
Buy with your eyes open.

๐Ÿ“ˆ MY HONEST PREDICTION FOR THE LOWER MAINLAND MARKET IN Q3โ€“Q4 2026

People ask me constantly:

"Amar, is now a good time to buy?"

My answer is always the same: it depends on your goals.
But if you're asking where I think the market is heading over the next 6 months, here's my take.

๐Ÿ”น Interest rates appear to be stabilizing, with the possibility of additional cuts still on the table.

๐Ÿ”น Population growth across Surrey, Langley, and the Fraser Valley continues to drive housing demand.

๐Ÿ”น Government housing announcements haven't yet translated into the level of new supply needed to significantly impact pricing.

๐Ÿ”น Political and economic uncertainty is causing some buyers to pause and wait.

๐Ÿ”น Rental markets are softening slightly, changing the numbers for some investors.

My prediction?

I don't see a crash.

I don't see a boom.

I see a market continuing to recalibrate.

And in many ways, that's actually good news.

Balanced markets create opportunities for buyers who are prepared, patient, and educated. They also create healthier conditions for sellers who price strategically and understand current market realities.

Of course, nobody has a crystal ball.

This is simply my opinion based on the data I'm watching every day and the conversations I'm having with buyers, sellers, investors, lenders, and industry professionals.
I'd rather give you a real opinion than a safe, generic answer.

I've seen it happen over and over.

A homeowner spends tens of thousands of dollars renovating before listing because they assume it'll increase the sale price.

Then the market says otherwise.
Not every renovation adds value.

Some improvements can return most (or even all) of your investment. Others may cost $20,000, $30,000, or more and barely move the needle when it's time to sell.

Before you start tearing out kitchens, installing pools, or upgrading luxury finishes, make sure you know what buyers in today's market are actually willing to pay for.
