Okay, you just found out there's another offer on the table.
I get it. The first instinct is to either throw more money at it or walk away completely.
But here's what I actually do first. ๐Ÿ‘‡
First things first โ€” let's find out where we actually stand:
Before we touch anything โ€” I'm going to find out where we stand.
Not guess. Actually find out.
I'll get a feel for whether the other offer is in a completely different league or if we're closer than we think.
Because there's a big difference between those two scenarios and the move we make next depends entirely on the answer.
Then I want to know one thing โ€”
Is this still a real conversation or has the seller already made up their mind?
That answer alone saves us a lot of energy. ๐Ÿค
And this is the part most people don't think about โ€”
What does this seller actually need right now?
I've seen buyers win with a lower number simply because they gave the seller what they actually cared about.
A flexible move out date. A quick close. Certainty that the deal won't fall apart.
Sometimes that matters more than an extra $20k. ๐Ÿก
The goal was never to be the highest offer.
It was always to be the right one.

Each one comes with a completely different set of trade-offs. A 1,500 sq ft townhouse can actually feel smaller than a 1,500 sq ft condo ๐Ÿ“ and a plex could mean earning rental income while living under the same roof ๐Ÿ˜๏ธ๐Ÿ’ฐ

paying for someone elseโ€™s mortgage when you should be paying for your own!

Here's what I learned talking to my client's kidsโ€ฆ ๐Ÿ˜„

in gen Z terms it goes something like:

"chat am I cookedโ€ฆ my rent is deadass higher than a mortgage rn ๐Ÿ’€"

In "normal terms": you are literally paying someone else's mortgage every single month.

and probably more than what yours would even be.

I know the market feels impossible right now.

but the gap between what you're paying in rent and what a mortgage could look like might actually be smaller than you think.

The May housing market in Metro Vancouver remained steady, with healthy inventory levels giving buyers more choice while prices stayed relatively stable month-to-month. โ˜€๏ธ Sales were slightly lower than last year, but the market continues to move at a calm and balanced pace heading into summer.

Hereโ€™s a little breakdown:

โ€ข Home sales were 3.5% lower than May 2025.
โ€ข New listings were down 7.6% compared to last year.
