As it is every year, I had a mission to hit up as many ice cream spots as possible this summer - from Saint John to KV to Hampton before the season closes out. The results? Zero regrets.

If you’re looking for things to do in Saint John, Rothesay, Quispamsis, Hampton, Kingston, or beyond before September(and back to school) arrives, here’s your reminder to get outside and make the most of August.

✔️ Take the kids for a swim at the QPlex outdoor pool (closes around Labour Day weekend 😭)
✔️ Cool off at the Firefly Splash Park in Quispamsis or Uptown at Market Square
✔️ Spend an afternoon at Meenan’s Cove or Gondola Point Beach

Buyers decide about your house before they’ve even said “wow, the countertops.”

Eight seconds. That’s it. That’s the whole audition.

They’re not thinking “granite vs. quartz” yet — they’re thinking “does this smell like someone lives here” and “why is it 68 degrees in July.” Basic. Primal. Slightly unfair. Very real.

So Greater Saint John, before your home hits the market, let’s talk about the stuff that’s actually costing you offers…

Yes, really, ALWAYS the smell.

Hope you read that like I was yelling. I was.

💡You might like keeping the sunshine out, but the majority of homeowners do not. This is one of the times to go with the majority.

Do your windows have fingerprints from kids? Smudges from being your dog’s favourite lookout spot? Okay, show it anyway. Windows can be cleaned, having a buyer feel like they’ve walked into Draculas den is a harder fix.

Clutter throws alllll the mental red flags before they’ve even taken off their shoes. If your home looks like a museum of shrines for your personal life, they don’t even have to open the closets.

Does your home have heat? Does it have AC? That’s what a buyer will be thinking if it’s above or below a normal range.

I get it, you live there and want to be comfortable when you come home. Costing a buyer their comfort while viewing though? That might be hurting your chances of getting your best offer.

Does your home have a unique layout? Can a buyer picture themselves living there in the first five steps or are they confused why the entry walks straight into a kitchen?

Save the buyer the trouble of piecing the layout backwards in their head and make the home flow from entry to personal spaces as best you can. No side door access into the heart of the home pleeeeease.

Scuffed baseboards do NOT stay unnoticed. If it’s coupled with rough drywall patching? Missing finishes or mismatched/missing molding?

Oyyyy, the buyer now feels like this home is a puzzle waiting for the next owner to put it together. No bueno my friends, no bueno.

The good news? Every single one of these is fixable. None of it requires a reno loan or a nervous breakdown…to a major extent anyway.

Sometimes the right home doesn’t show up first… or second… or even third.

This journey had a few “wait… should we write an offer?” moments, a few favourites that slipped away, and plenty of conversations that started with, “Okay, but what if we offer on this one?”

It’s not always about winning the first house you love. It’s about finding the one that checks the boxes you didn’t even realize were important. Like a decent sized yard for kids to play in and explore while still being close to where you need to be.

And then… this gem caught our eye. ✨

Under an acre of land tucked right in the city, space to spread out, room to entertain, and the opportunity for their equity to continue growing as they make this house their own.

We weren’t the chosen offer but as it worked out, we made it as backup and then we jumped into action when the other buyers stepped aside. Meant to be? I think so 💃🏼

The best part? Watching the excitement shift from “We tried.” to “We’re starting our home ownership story here.” 🏡

Every search has its twists, turns, and hair pulling moments - but when the right one comes along, you just know it was worth the wait.

I hope this home bring everlasting memories and adventures, it sure has got fantastic new owners. 🫶🏼
