Five acres. No animals. A husband with health issues. She knew something had to give.

Like a lot of Cowichan Valley downsizers, the property that once fit their life had become more acreage than they wanted to maintain.

We looked at her options, planned ahead, and found a smaller home in the Cowichan Valley that fit the way they wanted to live now.

Today, she spends less time maintaining property and more time on what matters most.

Between us, most downsizers think about it for years before they say it out loud. I’m on the same side of 53 as a lot of the people I help here in the Cowichan Valley and Victoria, so I get why it feels big. It usually starts with one quiet thought, and it deserves a real conversation instead of a rushed one. What’s the thought that keeps coming back for you?

If you’ve lived in your home for 20 or 30 years, you probably don’t see it the same way a buyer will.

You see the kitchen where everyone gathered. The garden you planted. The renovations you chose. All the years you put into making it feel like home.
A buyer sees it differently.

They’re looking at your home and comparing it to every other home they could buy for the same price.

That’s why downsizers need more than an agent who says, Your home is beautiful.

You need someone who will be honest with you about what buyers are likely to pay and what is actually worth spending money on before you list.

Yes, presentation matters. Staging matters. Good photography matters.

But those things don’t replace the bigger conversation: price, condition, competition, and who is most likely to buy your home.

If you’re thinking about downsizing in Victoria or the Cowichan Valley, that’s a conversation I think we should have before the For Sale sign goes up.

Thinking about downsizing next year? You don’t need to have it all figured out yet.
But there are a few conversations worth having before you start looking at homes.
What could your current home realistically sell for?
How much of that equity do you actually want to put into your next home?
Do you want to be mortgage-free, or would you rather keep some of your money available?
That’s where conversations with your accountant, financial advisor and, if needed, a mortgage broker can really help.
Then you can start thinking about the fun part. Where you want to live, what kind of home will make life easier, and what you’re willing to give up and what are you not willing to let go of.
You don’t want to fall in love with a home and then try to make the numbers fit.
Figure out what works for your life first. Then look at how the home fits into it.
