Keeping your gutters clean is important for maintaining the overall health and integrity of your home. More often than not home inspectors are early. You should be prepared for the home inspector to arrive 15 – 30 minutes before the prearranged inspection time. Many inspectors will begin their inspections on the exterior of the home while waiting for the client so it’s important that you be ready when they arrive. If possible, leave the home 30 minutes prior to the arranged time.

In addition to making sure your windows are clean both on the inside and outside you should also make sure all window hardware is intact and the window can operate properly. Windows should be able to freely move up and down and all the weather stripping should be in good condition. If the window does not move freely or the weather stripping is worn, decayed or not there it will be noted on the home inspection report. While the chances of being asked to repair/replace items like weather stripping is not as likely since it is a lower cost item that the buyer can handle on their own that does not mean some buyers through improper guidance from their agent won’t make it an issue. So the best bet is to make sure the window is properly operational for opening and closing and that all weather stripping is present and looks in good condition.

Cracked windows should always be replaced as they will be noted on the home inspection report and represent a safety hazard if not replaced. When you have fogging in between the window panes, that is an indication of broken window seals which require the windows to be replaced. Ideally replacing windows that have broken seals beforehand will prevent the home sale from being delayed by a request to have those windows replaced. If you chose not to replace broken seal windows prior to listing your home on the market then expect that to become a matter that the buyer will ask for replacement or a reduction in the final sales price. For showing purposes fogged windows are noticeable and can have the effect of the buyer wondering what else may be wrong with the home and that maybe they should avoid this home for fear of other issues.

Clean the house may seem like a given but you’d be surprised how many home owners tend to forget this vital part of the inspection. A dirty and unkempt home may give the Home Inspectors decides how well a home has been maintained. Replace burned out bulbs so that the lights won’t be reported as “Light is inoperable” that may suggest an electrical problem. As well, test smoke and carbon monoxide detectors, and replace dead batteries.

If your sump pump is rusty, it's important to address the issue as soon as possible, as rust can cause corrosion and ultimately lead to a malfunctioning pump. Here are some steps you can take:

1 - Turn off the power to the sump pump. This is important for your safety.

2 - Disconnect the sump pump from the discharge pipe and remove it from the sump pit.

3 - Clean the exterior of the pump using a wire brush or sandpaper to remove as much rust as possible.

3 - Inspect the interior of the pump for rust and corrosion. If the damage is severe, you may need to replace the pump.

4 - Apply a rust converter to any remaining rust on the pump. This will stop the rust from spreading.

5 - Once the rust converter has dried, apply a coat of rust-inhibiting paint to the pump.

6 - Reinstall the pump in the sump pit and reconnect it to the discharge pipe.

7 - Test the sump pump to make sure it's working properly.

Remember to perform regular maintenance on your sump pump to prevent rust and other issues from developing. This includes cleaning the pump and sump pit, checking the float switch, and testing the pump regularly.

What is radon testing?

If you are a homeowner, then the question "what is radon testing?" should be an important part of your maintenance routine. Radon is a very dangerous radioactive gas that forms from the decayed uranium in natural stone. The radioactive metal atoms that come from the decay can easily be inhaled, causing conditions such as lung cancer or physically damaging respiratory tract cells.

Why do we test for radon?

Radon is a Group 1 carcinogen that can result in more deaths than pancreatic, colorectal, prostate and breast cancer combined, according to the World Health Organization (WHO). The annual death rate in Canada from exposure to radon-induced lung cancer is 3,200 deaths, higher than car accidents 1,898 deaths, carbon monoxide 300 deaths and house fires 109 deaths combined.

Although radon is extremely dangerous, it is completely tasteless, odorless, and colorless. There is no way to detect the presence of the gas indoors without a specialized test.

The amount of radon that is in a building depends on the weather, the concentration in the soil, and the structural makeup and ventilation of the building. Since these factors tend to change over time, it is good to test for radon on a consistent basis. This is especially true in high traffic structures such as schools and apartment buildings.

A radon test is the only way to know whether a building has high radon levels.

Ensure that your smoke and carbon monoxide (CO) detectors are functioning properly as home inspectors do check their operation. Most smoke and CO detectors are very easy and cost effective to replace if there are problems with them. To add some more value to your home you might consider replacing old smoke detectors with one of the new smart smoke detectors that interface with other smart devices in and around the house. Either way if the smoke or CO detector is not functioning, make sure to replace them with new working devices so it is not an issue on your home inspection.
