From September 30 to October 6, the Greater Edmonton Area recorded 896 new listings and 438 unit sales. Average and median prices both moved lower for the week, while new listings increased.

This week’s highlights:

New Listings: 896 | +9%
Unit Sales: 438 | -8%
Average Price: $467K | -4%
Median Price: $426K | -5%

A fall showing can reveal more than a beautiful kitchen ever will.

If you're looking at homes in Edmonton this season, cooler weather gives you a chance to pay attention to some of the things that may be harder to notice during a summer showing.

Before you get distracted by the countertops and finishes, take a closer look at these five areas:

🏠 Heating system
Listen for unusual sounds and notice whether the home feels consistently comfortable from room to room. Ask about the furnace's age, servicing and repair history.

🪟 Windows
Stand near several windows and watch for drafts, condensation, damaged seals or noticeably colder areas.

🏡 Roof
From the ground, look for visible damage, missing or deteriorated shingles and areas around vents or other roof penetrations. Inside, take note of any unexplained staining.

💧 Drainage
Check where eavestroughs and downspouts are directing water. Look for areas where water could collect close to the foundation.

🌡️ Insulation and overall condition
Pay attention to cold spots, drafts, weatherstripping and the general condition of the home's exterior and interior.

These observations don't replace a professional inspection, but they can help you ask better questions before making a decision. Alberta recommends considering an inspection of major systems and exterior components before closing.

The goal isn't to find a perfect house. It's to understand the house you're considering.

Is fall a bad time to sell an Edmonton home?

Not necessarily. But the Edmonton market has changed enough that sellers should look beyond the calendar.

The latest Greater Edmonton Area numbers show 1,959 sales in September 2026, down 10.3% from September 2025. At the same time, 3,864 new listings came to market, up 11.3% year over year, while overall inventory was 16.7% higher than a year ago.

The average residential selling price was $466,080, which was 2.9% higher than September 2025.

So what does that mean if you're thinking about selling?

It means buyers have more options, and your home needs to compete for their attention.

Pricing, presentation, photography, marketing and understanding the homes buyers are comparing with yours all become important parts of the strategy.

And there is no universal rule that says you have to wait until spring.

If your home is ready and your plans make sense for a fall move, the question is not simply whether fall is a "good" season. The question is whether your home is positioned properly for the market you're entering.

September brought a mix of movement across the Greater Edmonton Area, with new listings increasing while sales declined compared with the previous month and year. Prices also varied by property type, giving buyers and sellers useful insight into current market conditions.
