To get your home Sold, it needs to be priced within current market range. That means that a realistic price is determined by looking at similar offerings, comparing similar solds and then look at similar homes that did not sell! By doing so, you and your Realtor can position your home in a current market range which will cause it to sell!

These are the things that cause a home to sell: Price, Condition, Location and Right Agent/Broker. All four factors need to be in sync to cause it to sell as opposed to letting it Sell! The difference between causing your home to sell and letting it sell is more money and less time to get it Sold!

HOME MAINTENANCE

If you’re going to install new baseboards in your home and your going to do it yourself, here are a few tips to make the install look more professional. First, choose a baseboard that has some substance to it, don’t use the cheapest you can find, they are too thin, are hard to paint and they look cheap.

Secondly, when installing, only nail on the high spots and shim the low spots! When I say the low spots, this means where the wall is concave (sunken in), here is where you need small shims so the baseboard does not follow the concave of the wall. After the installation is complete, dapp all the cracks between the wall and the baseboard so that the wall and baseboard appear to be one unit. This will minimise the appearance of crooked walls.

The spring market is just weeks away and if your planing on selling, now is the time to get your home ready to be in prime selling condition! Declutter, repaint where needed, touch up woodwork, give it a thorough cleaning, replace loose or worn k***s and handles, replace burnt bulbs throughout and clean the flooring for best first impressions!

On the outside, repaint the trim or touchup as required, clean the siding or stucco as needed, clean or repaint door entrances, replace roofing if needed, clean out the garage and if snow is still on the ground, clear walks and driveway. When snow is gone clean the yard and cut the grass!

When selling, first impressions are important to successfully attract buyers and get you top market price! Take some time to prepare your home and be rewarded for your efforts with a successful outcome!

Recently, a long term client listed a revenue home with me that upon inspection by the buyer’s inspector, it was discovered that the home had two major issues, a serious electrical problem and a small fire in attic which was caused by the electrical problem.

Both of these issues were not known by the my sellers and to make matters worse, the husband seller was medically distressed and could not deal with getting the repairs done.

To save the sale and get the repairs done, I stepped in and arranged for trades people to do the repairs and I supervised the needed repairs to a successful outcome for my sellers and the concerned buyers! Needless to say, my sellers were surprised and great full for the beyond expectations service I delivered!

As to inspecting your intended purchase, should you get this service done? Well, with the odd exception, it is best to have your purchase inspected by a qualified home inspector! Why? It will give you insight as to the condition of what you are buying! Peace of Mind!
