There's real relief in signing the papers and feeling done.

But done legally and done financially are two different finish lines, and nobody explains that at the worst possible moment.

So I will.

Let's talk about it: www.chatwithkellyfoote.ca

The gap between what a business earns and what a tax return shows is normal and completely legal.

Stated income lending exists because the system already knows that.

You're not an exception. You're just self-employed.

Pro tip: Your mortgage renewal letter isn’t a reward. It’s a test.

Most lenders count on you not checking your options, and that convenient “just sign here” rate is often higher than what a brand-new client would get. You deserve better than a default offer.

Before you sign anything, send me your renewal. I can tell you in two minutes if it’s a 10 or not.

The lowest rate photographs well and sounds good out loud.

But the only number that matters is the one you keep.

Self-employed money math runs differently, and it should.

Selling and buying at the same time rarely happens in perfect sync. That gap between closings can feel stressful, but it doesn’t have to derail your plans. Bridge financing can give you the breathing room you need so you’re not scrambling, paying penalties, or making rushed decisions.

It’s one of the simplest, calmest tools available, yet most people don’t hear about it until they’re already overwhelmed. Let’s map out your options ahead of time so you can move from one home to the next with confidence.

Congratulations to Angela P., this month’s $2,500 mortgage or rent payment winner!

I love getting to share these every month.

When you refer someone to me and they book a call to chat about any mortgage-related questions, you’ll be entered into the monthly draw for a chance to win $2,500 toward your mortgage or rent payment.

A pretty great perk for simply connecting someone you know with a little mortgage clarity.

Congratulations, Angela!

Allow me to reintroduce myself.

I've gone back to my maiden name, so you'll find me here now at . Same broker, same licence, same phone number.

Going through it myself taught me things I now watch my clients learn too. Mostly this: keep something that's yours. Your name, your credit file, your name on title, and the paperwork that protects all three.

None of this is legal advice. For a cohabitation agreement or marriage contract, talk to a family lawyer. I'm here for the mortgage and separation side of it.

New handle, original name. Follow along.

What's one mortgage question you've always wanted to ask?

No question is too simple.

Whether you're buying your first home, renewing your mortgage, refinancing, or just trying to understand how it all works, this is your chance to ask.

Drop your question in the comments and I'll answer as many as I can in upcoming posts and videos. If you've been wondering about it, chances are someone else has too.

Let's make mortgages a little less confusing, one question at a time.

Most people think a mortgage broker's job is to find the lowest rate.

The truth is, that's only one piece of the puzzle.

A mortgage is one of the biggest financial commitments you'll make, and the lowest rate isn't always the best mortgage for your situation.

My role is to help you understand your options, explain the differences between lenders, answer your questions, and make sure the mortgage you choose supports your goals now and in the years ahead.

Whether you're buying your first home, renewing your mortgage, refinancing, or investing, my focus is always the same: helping you make an informed decision with confidence.

If you've ever wondered what a mortgage broker actually does, I hope this gives you a clearer picture.

If you're thinking about your next mortgage and want to talk it through, send me a message. I'm always happy to help.

Business debt doesn't automatically mean you have to put your homeownership goals on hold.

Many entrepreneurs assume they'll be turned down because they've borrowed to grow their business. The reality is that lenders don't all assess debt the same way.

What matters is understanding the full picture. Your income, your business financials, the purpose of the debt, and choosing a lender that understands self-employed borrowers can all make a difference.

Every situation is unique, which is why it's worth having the conversation before deciding you're not ready.

If you're self-employed and wondering whether buying your first home is possible, I'd be happy to help you understand your options.

Send me a message if this sounds like your situation.
