If you've been following the local housing market, you will know that our real estate dynamics can vary drastically from one neighbourhood or municipality to the next.
To give you a clear picture of where values currently stand, We’ve compiled the year-over-year average residential freehold and condominium selling prices across all 12 districts in the Niagara Region for the month of June 2025 versus June 2026.

Attached is the data found from our review and what it means for each of our local markets.

A major factor behind the numbers found in the attached files is that both buyers and sellers are reluctantly coming to terms with the reality of current market conditions, shifting away from peak era expectations.
Furthermore, the wide variation in percentage changes across specific districts reflects how localized inventory levels, buyer demographics, and property types directly drive the wide range of percentage shifts seen from one municipality to the next.

Fort Erie (−0.19%), West Lincoln (−1.16%), Welland (−1.41%), and St. Catharines (−1.73%) remained virtually unchanged year-over-year, showing strong price-holding power in higher-volume and entry-to-mid-tier segments.

Niagara Falls (−19.69%) and Wainfleet (−15.33%) experienced the most pronounced price adjustments compared to June 2025.

Niagara-on-the-Lake continues to hold the highest average price point in the region at $1,125,692, despite a moderate year-over-year decline of 6.88%

I recently had the chance to pop in on a great young couple I was fortunate enough to work with last spring on the purchase of their first home to see how their renovations were shaping up.

I’ve always believed that great real estate service comes down to really knowing your clients, their capabilities, comfort levels, and overall goals. Everything I saw during my visit made me confident we hit the mark completely.

One detail I especially remembered was how much love they have for their cats. When I stepped through the patio doors into the backyard, I was totally blown away by the custom CATIO they constructed. It blends in so nicely with their main patio space!

Well done, guys—you've made the place truly your own.

If you are planing on selling your home, it’s completely natural to focus on the inside of the house. Everyone talks about the big ticket items. Sellers will spend weeks debating kitchen counter finishes, paying thousands of dollars for professional interior staging, painting bedrooms, and obsessing over the perfect layout of the living room furniture.

Don't get me wrong, indoor presentation and proper staging are incredibly important pieces of the puzzle. But over the past 30+ years here is a critical mistake I see people make time and time again. They spend all their energy staging the inside, but completely forget to stage the outside.

Think of it this way. You can hire the best interior stager in the region, set up beautiful furniture, and have the house looking like a magazine on the inside, but if the buyer pulls up to the curb and sees a scorched, w**d choked yard, you have already lost the battle.

Curb appeal is the literal cover of your book. If a buyer is turned off by a messy, unkempt exterior, they are already entering the house with a negative mindset. They are walking through your beautifully staged kitchen looking for defects rather than appreciating the upgrades.

Protecting Your Staging Investment: A well-maintained, green lawn sets the stage before they even open the front door. It creates a seamless transition. A beautiful exterior builds anticipation, making your indoor staging efforts twice as effective because the buyer is already excited when they walk through the foyer.

Interior staging gets them to fall in love with the house, but exterior presentation is what gets them out of the car in the first place. Let's make sure your property shows pride of ownership from the very first second they lay eyes on it.
