1. ☕ Appraisal essentials: serious business starts with strong coffee.
2. ☎️ had to call the 1950’s and tell them their phone still works… kind of.
3. 😐 Trying to stay professional when someone says, “Just give me a ballpark.”
4. 🦫 Negotiations are tough when you’re sitting with Ralph the beaver.
