If you or your family is deal with the loss of a loved one that owned real estate in their name only, it is very likely that the property sale will be subjected to probate.

If your loved one did not have a Will or has a Will that did not name an executor, then any family member or any person with interest to the property can apply for probate and the court will determine the most appropriate individual to hadle the sale.

With the international student cap, many rentals are sitting partially or fully vacant. There’s much room for negotiation.

Now this Masters student gets a 3 bedroom 2 bath house with a garage in St. Catharines to herself for just about the same as a “shoe box condo” rents for in TO.

Merry Christmas Friends , Clients and Colleagues

I normally try to mail my Christmas communication but we all know what is going with that.

2024 brought a lot of changes for everyone. Globally, Nationally and locally. Political, economic and socially. It seems like 2025 is shaping up to have similar changes . Looming Tarriff threat, unrest in Ottawa, contracting Canadian economy. The bank of Canada has dropped rates, but Mortgage rates went up? And Changes to lending rules?

There is a lot of uncertainty and a lot of noise. How do we find peace through it all? There is no one-size-fits-all answer but for me time with family, in prayer and reflection always help. I meditated on how to improve at home so I am strong when I walk out the door every day. Leading my family makes me want to be a better leader in the workplace. I cannot cut corners in my marriage or in fatherhood, because it is a reflection of who I am in the world.

I've developed distrust for our leader(s), a distrust for the "experts" and a distrust for the headlines. How do I manage myself, my family and a business through all this internal and external change? In my reflection time, I conclude, I have to trust something that never changes, I have to trust the Lord...and ultimatly I have to have trust in myself, everything else has lead me to failure.

What I learned in 2024:

1)My A-type personality is not conducive to toddlers----- My reflection: " we gotta work through the messes, even if we cause them"

2) Everyone has a different standard of what is "normal" ----- My reflection: "don't let minor differences create major barriers. Work with people where they are at"

3) You catch more fly's with honey than vinegar ----- My reflection: "don't let the world's anger and uncertainty become yours. Keep Being good to each other"

I believe 2025 will be packed with joy and opportunity for those looking for joy and opportunity.

My affirmation to myself for 2025 " I will do the work. I will work with people where they are at. I will be kind."

If you plan to buy in the spring, getting a mortgage pre approved with a 120 day rate hold, will mean you’ll be all set to start house shopping for the spring market.

The Bank of Canada today reduced its target for the overnight rate to 3¼%, with the Bank Rate at 3½% and the deposit rate at 3¼%.
