If you’ve been browsing listings for a while you’ve probably read the words “as is” in a listing. There’s a good chance those red warning bells go off when reading that.

So, here is the lowdown on a property listed “as is” and what to do when your purchase a home like this.

An “as is” home basically means, the Seller isn’t making any guarantees about the condition of the property. More importantly, they aren’t prepared to fix any deficiencies found, either.

It mayyyy have mold between the walls OR it could be listed this way due to a few other not so scary reasons.

It could simply be that its being sold by the bank, a hands-off investor who just isn’t familiar enough with the house to speak on its condition OR an older owner who doesn’t want to deal with any repairs or issues.

Make sure if your going in on this type of property you do the following:

✅ Get a home inspection or have an engineer or someone else qualified to walk through the house to make sure theres no major issues and Have a clause in your offer so that you can back out if theres a budget-busting issue that you don’t want to deal with.

✅ Ask ALOT of questions.

✅Accept that you likely won’t be able to sue the seller for deficiencies

✅Most importantly… have a GOOD budget set aside for repairs.

Want to get into a more prime neighbourhood but don’t want to break the budget?

A townhouse or condo might be the best option. They're usually cheaper than a detached house and tend to be built in prime locations close to amenities and schools.

You won't have to worry about freezing your butt off while shovelling snow...and better yet, you can swap that 30 minutes of mowing the lawn with sipping a margarita on your deck🍹 . Its an awesome option for many.

Heres a few tips on what you should look out for when buying a townhouse or condo:

➡️ How much noise are your neighbours generating? It can be a good idea to view the property at a time when people are likely to be home, usually around dinner time. Going for a few walks around the complex will also help.
➡️ Workmanship and the quality of build is very important- make sure your working with an agent who knows how to identify poor workmanship and is familiar with the complex.
➡️ Have a lawyer review the status certificate. The status certificate will give you a good idea on the legal and financial health of the corporation and unit.
➡️ Ask to see a copy of the condominium bylaws. Things like pet size restrictions and more will be outlined in here.

We sold our very first home without an agent (probably not something we should admit🙊) but we learnt an important lesson.

We used a discount brokerage and sold it fairly quickly. We saved about 6 k in realtor fees, popped the champagne and celebrated our “win”.

If your thinking about trying to save some money by using a discount brokerage or selling yourself… We completely get where your coming from. As you can see, we’ve been in your exact shoes! On the surface it may seem like the better option but, many people fail to look at the deeper picture.

It didn’t take long for us to realize that we actually shot ourselves in the foot.

We sold in a very strong sellers market. But hey, we had (subpar) photos taken, a sign on the lawn, and our listing put up on mls. Thats all you need we thought...if someone is serious about buying a house, they will find it when searching MLS… Right?! mmmm… not quite how it goes 😬.

If that same property was in our hands today, it would be presented differently. It would have professional photos and a 3d virtual tour to properly showcase the best aspects of the home. The lifestyle that the neighbourhood provided would be highlighted, and MOST IMPORTANTLY….. it would be in front of the face of thousands of qualified buyers online, through our effective social media campaigns.

The results would have been VERY different. We would have driven up interest in the property, increased competition and sold for at least 30 k more than what we sold it for… actually putting more money in our pockets.

We are currently in a VERY strong sellers market. Don’t make the same mistake we made years ago. Working with the right agent that goes well beyond the old school methods will translate into getting a higher price for your home and will make up the difference in commission and put more money in your pocket.

Huge exposure > means more buyers > means a faster sale & more profit in your pocket.
