This week, 2,922 appointments were booked, up 0.5% from the previous week and virtually even with the same period last year. We also saw 266 properties sold, producing an Appointment/Sold Index of 11.0.

What stands out is the recent momentum. At this point in August, appointment activity declined week-over-week in both 2024 (-0.9%) and 2025 (-2.6%). This year, we’re moving in the opposite direction with a 0.5% increase.

This week’s Market Minute looks at one of the best indicators of market conditions: absorption rate — the pace at which homes are being purchased compared to available inventory.

A balanced market sits between 15%–25%, and right now we’re seeing:

🏡 Halton: 22.98%
🏡 Hamilton: 19.56%
🏡 Toronto: 20.57%
🏡 Niagara: 14.83%

The market remained steady with 2,907 appointments, outperforming the same period in 2022, 2024, and 2025 despite the typical seasonal slowdown. July closed with 14,107 appointments, up 1.5% from July 2025, showing continued year-over-year growth in buyer activity.

The official guidelines for the Ontario Enhanced New Housing Rebate have now been released, providing important clarity for buyers, builders, and REALTORS®.

We encourage all RE/MAX Escarpment & Niagara agents to review the updated eligibility requirements so you're prepared to confidently guide clients through the new rebate program.

Key Highlights:

• Receive up to $130,000 in combined federal and Ontario HST rebates on eligible new homes with Agreements of Purchase and Sale signed between April 1, 2026, and March 31, 2027.

• First-time home buyers may also qualify for a separate rebate program for agreements signed March 20, 2025, through December 31, 2030.

📉 CMHC reports housing starts slowed again in June, with Canada currently on pace to build about 239,000 homes annually—well below the federal goal of 500,000. In Ontario, single-family homes account for 43% less of new housing construction than they did a decade ago.

With 327 new listings and 301 homes sold, activity remains well above seasonal norms. The standout metric was the Appointment/Sold Index, which jumped from 8.6 to 10.6—historically a strong indicator of continued market momentum.
