This beautiful property started on the market for lease, then switched to sale, and eventually came back to the rental market.

And this time around? More than 30 inquiries in just FOUR days. Applications, offers, phone calls, emails and showing requests. It was a busy few days!

Some purchases feel a little extra special, and this is definitely one of them.

This one wasn’t an easy road. There were a few twists, a few moments where we had to regroup, and plenty of conversations along the way. But we kept going, worked through every step together, and in the end, we got the one that felt right.

I couldn’t be happier for my buyers as they start this next chapter. Helping someone I know and care about makes handing over those keys even more meaningful.

And I’m also genuinely happy for the sellers as they move on to their own next chapter. The best deals are the ones where everyone gets to move forward.

🔹Niagara’s market is showing signs of stabilization, but it remains very price-sensitive.

🔹Values are essentially flat compared with June and remain lower than last year.

🔹Buyers have choices and are taking their time, but well-priced, well-maintained homes continue to sell.

🔹The biggest difference right now is not simply the city or property type. It is the relationship between price, condition and competition.

🔹We are entering a balanced market.

The flooding we saw across St. Catharines and parts of the Niagara Region was heartbreaking. Many families are cleaning up flooded basements, damaged belongings, and facing a long road ahead.

Events like this also remind us of something important: no home is completely immune to extreme weather.

When buying a home, it’s easy to focus on the kitchen, the layout, or the backyard. But it’s just as important to understand how the property handles water.

A few things worth paying attention to:
• Has the basement ever experienced water intrusion?
• Are the grading and downspouts directing water away from the home?
• Is there a sump pump or backwater valve?
• What does the home insurance actually cover in case of flooding?

None of these automatically make a home “good” or “bad.” Even well-maintained homes can be overwhelmed when a region receives an exceptional amount of rain in a short period of time. In fact, St. Catharines declared a state of emergency after more than 100 mm of rain fell over the weekend, overwhelming drainage systems that simply weren’t designed for that volume of water.
