Market Update for Saint John:

Hi All,

Here is a quick snap shot of the Saint John real estate market for September and YTD.

There were a total of 190 homes sold in September, that’s exactly the same number of sales from the previous September 2015. .

Year-to-date, the market is still well up over last year! The number of homes sold during the first nine months of this year hit a total of 1728, that's a 16% jump from the 1490 sales during the first nine months of 2015.
The Saint John housing market looks like it has finally turned a corner due in part to continued low mortgage rates and relatively inexpensive housing stock! Now bring on the 4th quarter!!

It's amazing how one text message from an investor can change your entire day. Now to put that 24 unit million$+ deal together this week! Going to be exciting to go to Fredericton as well to check out 96 apartments on Thursday for another investor!

This week was an amazing week that I will never forget. Back in June I was introduced to these buildings in Fredericton NB which was outside my local board. I had a pipe dream that I was going to buy them with $0 down!!! That didn't happen... But because I was introduced to them, my client just made an amazing business move & I was able to sell these buildings.

This was the largest transaction I have ever been apart of. These buildings closed for over $3,550,000. 75 apartments, 3x25 unit buildings, underground parking, a dog park, basketball court, tennis court & offered amazing elevated water views with many units having balconies. Talk about great value!

It was such a smooth yet long transaction. CMHC & the lenders took over 2 months for financing which is at historic lows. We had the deal accepted on the 26th of July which was the 6th year anniversary of having my real estate license & the last 5 months have been adventurous, fun & nerve wracking!

I can proudly say that this was a career deal for me. This pic was taken the day before closing, on Monday November 23rd when Fredericton got snow.

Follow your dreams & if what you believe in can be real, the numbers work, the business case, the passion & the ability to be there for a cause greater than yourself. When all of this lines up magic happens. That is exactly what I experienced on this deal.

My clients words were "I hit the lotto 649" ; what's sad is more people will take their chances investing thousands of dollars over years playing the lottery. That money compounded in an investment account or leveraged through real estate, could be a small lotto for most people if they could commit to a plan. My plan is through real estate & although I'm not a millionaire like the Hollywood Realtors on TV; making money hand over fist... Investments like this ..: you only need one or two deals like this when you're a buyer & you will never have to worry about money again!

You don't have to buy 75 apartments to invest in real estate but hey, if you want it... In New Brunswick you can have it. And it costs as much as 3-4 condos in Vancouver!

Ps: today another client made an accepted offer on a 5 unit which was listed for $40,500 in Saint John NB.
