I have been living in the Shuswap community since 1997, the first 8 yrs. in Blind Bay and I now in Salmon Arm. Although I was born and raised in Ontario – the Shuswap is my home. My Western life started in the lower mainland however, after experiencing the Shuswap for its beauty and outdoor adventures – all it took was one Houseboat Trip – I fell in love and was fortunate to get transferred to the Area! The communities are small and the environment was one in which I wanted to raise a family – a good decision all around and I have never looked back. In the winter months, you can find me on the curling rink, or carving my way down (slowly) on the slopes. While the summer is reserved for Golfing, on one of the many courses in the Shuswap, or taking to the water for a paddle. My true joy, however, lies in spending quality time with friends, family and the many clients I have had the pleasure of working with. BC Standing Inventory Reached 6.7K | Personal Real Estate Corporation
It’s always helpful to see the bigger picture when it comes to real estate trends across BC. Recent numbers show that standing inventory provincewide has reached 6,700 homes. That includes 5,500 condos, along with a mix of townhomes and some multiplex units—not just in the biggest cities, but in communities throughout BC. For example, Burnaby currently leads with 1,210 unsold homes, followed by Vancouver (1,020), Surrey (798), and Coquitlam (620). Even beyond the Lower Mainland, places like Richmond (396), Kelowna (372), and Langley Township (276) all contribute to the total, with inventory clearly spread across the province. Here in the interior, we’re seeing similar trends—with communities like Abbotsford (118) and Chilliwack (100) included in the most recent tally.

There’s been some talk that most of these unsold homes are studios or one-bedrooms, but when you look closer at the size and average price data, there’s a bigger story unfolding—one that impacts buyers and sellers in every market. With nearly 14 years in real estate, I believe keeping an eye on these broader trends helps all of us make more informed, comfortable decisions, whether you’re thinking about your first home or your next one.

While resales are expected to dip 3.6% this year, a rebound of 6.7% is projected for next year—paired with modest price increases as interest rates hold steady and we all keep an eye on broader economic factors.
