A Healthy Market Takes Shape This Spring.

The local real estate market continued to show signs of stability and opportunity throughout May, with average sale prices trending upward month-over-month and inventory levels providing buyers with more choice.

The average sale price in May reached $550,872, representing a 1% increase from April's average of $546,543. While the year-to-date average sale price of $519,413 is 3% lower than the same period in 2025, recent monthly gains suggest that pricing remains resilient and market conditions continue to support healthy activity.

The $400,000 to $500,000 price range was the most active segment of the market, accounting for 26% of all sales. This demonstrates continued demand for homes in attainable price points as this range falls below the average sale price.

A total of 139 homes sold in May. While sales volume was lower than the 163 transactions recorded in May of last year, increased inventory is creating more balanced market conditions. New listings rose to 357 properties, up from 305 a year ago, giving buyers a wider selection of homes to consider.

Homes sold in an average of 30 days during May, indicating that well-priced properties continue to attract strong interest. Sellers also benefited from an average sale-to-list-price ratio of 98%, demonstrating that buyers remain willing to pay close to the asking price for desirable properties.

The sales-to-new-listings ratio of 39% reflects a market that is balanced, providing opportunities for both buyers and sellers. Buyers are benefiting from increased selection and reduced competition, while sellers continue to achieve strong pricing when their homes are properly prepared and marketed.

Financing conditions remain favorable, with 5-year fixed mortgage rates offered by Canada's major banks hovering around 4.5%. This level of borrowing cost continues to support buyer confidence and affordability.

Overall, May's market activity points to a healthy and balanced real estate environment. With inventory improving, prices remaining stable, and mortgage rates relatively attractive, both buyers and sellers have opportunities to achieve their real estate goals as we move further into the 2026 market season.

The real estate market is showing encouraging signs of momentum as we move through early 2026.

While the year-to-date average sale price sits at $489,500, reflecting a modest 4% decrease from last year, this shift is helping create more opportunities for buyers while maintaining descent value for sellers.

That said, March brought a strong rebound in pricing, with the average sale price rising to $537,642 up from $437,054 in February, a notable 23% increase. This month-over-month gain highlights renewed confidence and activity in the market as we head into the spring season.

Sales activity remains steady, with 117 homes sold in March compared to 114 last year, demonstrating consistent demand. At the same time, new listings increased to 293, up from 247 in March 2025, giving buyers more choice and helping to balance market conditions.

The most active price range was $500,000–$599,999, accounting for 22% of all sales, indicating strong interest in mid-range homes.

Sellers are still achieving excellent results, with homes selling at an average of 97% of list price, clear evidence of continued buyer engagement and realistic pricing strategies.

Overall, the market is demonstrating stability, increased inventory, and renewed price growth, key indicators of a positive and active spring real estate season ahead.

February 2026 Market Update – Steady Opportunities Emerging

As we move through the first quarter of 2026, our local real estate market is showing signs of balance and opportunity.

The year-to-date average sale price sits at $451,442, compared to $522,308 at the same time last year. While prices have adjusted, this shift is creating renewed accessibility for buyers and setting the stage for healthy, sustainable growth.

In February, we saw 71 sales, compared to 90 sales in February 2025. Although sales activity is slightly softer year-over-year, this is largely reflective of buyers taking a thoughtful and strategic approach in today’s market, a sign of stability rather than volatility.

Inventory remains active, with 182 new listings hitting the market in February compared to 189 last year. This steady flow of new listings is giving buyers more choice and reducing the pressure we experienced in previous high-competition markets.

The sales-to-new-listings ratio of 39% indicates a more balanced environment. Buyers have time to make informed decisions, meanwhile well-priced homes continue to attract solid interest.

Encouragingly, properties are selling at 97% of list price, demonstrating that homes are still achieving strong market value when priced appropriately. Sellers who position their homes strategically are continuing to see successful outcomes.

What This Means

• For Buyers: Increased inventory and price adjustments present meaningful opportunities to enter the market with less competition.

• For Sellers: Strategic pricing and strong presentation remain key. Serious buyers are active, and well-prepared homes are moving.
