- Professionally outsourced HDR Photography to better advertise your home
while Listed on MLS. The better your house shows the more interest we receive
in viewings, which can ultimately lead to multiple offers and a better sale price.
- CMA (Comparative Market Analysis) completed on each listing to give you the most accurate fair market value. This positions your home so that you get the best return on your investment. Pricing is one of the most important factors in selling your home.
- I bring to the table 24/7 service and look to respond to any requests in a timely
manner. I understand family life is busy, so I look to be flexible in suiting your needs.
- All viewings are handled by myself. Agents won't be calling you to set up times. Agents will contact myself and I will to confirm with you. When helping clients find a home:
- I set each client up with direct email system that sets out the criteria of the home they are looking for so that as soon as home that fits the criteria hits the market you will know about it via email. Some times before it even hits MLS.
-I gather neighborhood comparable sales data to ensure that the home you are contemplating buying is priced properly. This is analysis is the same process in which I would conduct when listing a home. I'm more than happy to show you my track record with over 97% of my listings have sold close to my suggested list price.
- I like the no pressure approach. I feel a buyer will know when it's the right house and I will coach you on all the necessary steps to successfully negotiate a sale price close to fair market value, protect with the appropriate conditions and set you up with other professionals needed to close the deal if need be (Lawyers, Home Inspectors, Contractors, Insurance, Moving Companies etc.).
