Spring market numbers are in for Saskatoon. Here’s what April looked like. 👇

📊 450 homes sold — 12% above the 10-year average
💰 Benchmark price: $433,200 — up 3.3% year-over-year
🏡 Average sale price: $464,524 — up 10% from April 2025
📅 Avg. days to accepted offer: ~17 days (MLS shows 31, but that includes the conditional period)
📦 Active inventory: 714 units — 50% below the 10-year average
⏱️ Months of supply: 1.1 months when you factor in conditional sales

The market is still tight. Buyers have fewer options than any point in the last decade, and homes are moving fast. The slight dip in benchmark price from March to April is worth noting — could be an early sign that price growth is starting to level off, but it’s too early to say for sure.

Row/townhouses are the tightest segment right now at just 1.25 months of supply. Detached home sales were up 11% year-over-year.

Sellers are still in a strong position.

Buyers need to be prepared and move decisively when the right place comes up.

Possession day for these amazing clients!

This family reached out from out of town with a clear goal. A great place for their kids attending university in Saskatoon. They wanted to get them set up in a place of their own.

We studied the available listings together, narrowed down what mattered most, and toured a few places to get a real feel for the market. So when the right condo came up, we were ready to move on it. And we did.

That kind of preparation makes all the difference, especially in a competitive market.

Saskatoon Weekly Market Update Week ending March 29, 2026

98 new listings hit the market this week and 95 homes sold. That is about as close to a 1:1 ratio as you will see, and it tells you the market is absorbing inventory quickly.

Here is what the numbers look like:
📊 95 sales this week
💰 Avg list price: $484,043
💰 Avg sold price: $489,208
📈 45% of homes sold OVER asking
📉 39% sold UNDER asking
🏠 Avg days on market: 28

The property type breakdown is where it gets interesting.
🏡 Detached homes (58 sales): The most competitive segment. 33 of 58 sold over asking, with an average sale price of $588,577.

🏘 Attached homes (19 sales): Fairly balanced. About half sold over asking, half under.

🏢 Apartments (17 sales): The softest segment right now. 13 of 17 sold below list price.

Brighton led the way with 12 sales this week, followed by Aspen Ridge with 9. On the listing side, Rosewood and Aspen Ridge each added 7 new listings.

A couple standout sales this week. A detached in East College Park sold 24.5% over asking. A detached in Erindale went for $1,060,000 on a $999,900 list. And on the other end, a home in The Willows sold $75,000 under its $1.65M asking price.

Bottom line: if you are buying a detached home right now, expect competition. If you are looking at condos, you have more room to negotiate. And if you are selling, pricing it right from day one still matters.

115 Saskatoon homes went under contract this week.

That number matters more than you think.

Most people look at sold numbers to read the market. And this week, 79 homes sold. But the real story is what’s happening right now, not what already closed.

115 families went under contract this week. That means 115 families looked at a tight market with limited inventory and still found something worth saying yes to.

I talk to homeowners all the time who want to make a move but feel stuck. They’d sell tomorrow if they knew where they were going next. And I get it. Inventory in Saskatoon has been tightening for a few years now. The fear of selling and not finding your next home is real.

But 115 families figured it out this week. And 157 did the week before that.

That doesn’t mean it’s easy. It means it’s possible, and it’s happening every single week.

105 new listings came on this week. The February average home price in Saskatoon was $404,118, with homes averaging 44 days on market.

If you’ve been holding off because you’re not sure what’s out there, that’s worth a conversation. But the numbers say people are finding their next home. Even in this market.

157 buyers made a move in Saskatoon this week.

Spring hasn’t even started yet.

“I’ll wait for spring to list.” I hear this a lot right now. It makes sense on the surface. Better weather, more curb appeal, more buyers.

But here’s what the numbers say.

86 homes sold this week. Another 71 went conditional. That’s 157 buyers who didn’t wait for spring. They’re already out there, actively looking, writing offers, and closing deals.

108 new listings hit the market. The average Saskatoon home price in February was $404,118, with homes averaging 44 days on market.

157 buyers made a decision this week. That’s not a slow market waiting to wake up. That’s a market that’s already moving.

If you’re thinking about selling and waiting for some magic window, the buyers are already here.

What they can’t do is buy a home that isn’t listed yet.
