📊 Saskatoon Real Estate Market Update – February 2026

The latest numbers are in, and Saskatoon’s housing market continues to show strong prices despite limited inventory.

🏡 The benchmark price reached $421,600 in February, which is up 4.7% compared to last year.

📉 271 homes sold during the month, representing a 16% decrease year-over-year. This slowdown is largely due to limited inventory rather than a drop in buyer demand.

📦 There were 614 homes available for sale, a 5% increase from last year, but Saskatoon is still experiencing just 2.27 months of supply — keeping the market firmly in seller’s market territory.

Here’s how different property types performed:

🏠 Detached Homes
$508,500 benchmark price (+5% YoY)

🏘 Semi-Detached Homes
$489,600 benchmark price (+6% YoY)

🏘 Row / Townhomes
$344,700 benchmark price (+4% YoY)

🏢 Apartments / Condos
$252,700 benchmark price (-2% YoY)

As we head into the spring market, we typically see more listings and increased buyer activity, but inventory will continue to play a major role in shaping Saskatoon’s market in 2026.
