We listed on Tuesday and had a signed agreement by Thursday evening. It moved fast, but the biggest lesson from this one was definitely about patience.
When a fresh listing hits a great neighbourhood like Holliston, interest comes in quick. We actually had our first offer on Wednesday. But one thing 13 years in this business has taught me is that the first offer isn’t always the right offer to deal with.
Instead of jumping at the first piece of paper with uncertain terms or unverified financing, my seller trusted me to hold out for the right fit. I spent Wednesday touching base with every agent who had walked through the home, answering detailed questions about the property's character, and helping prospective buyers get total clarity.
By Thursday evening, a seasoned agent I’ve known and respected for years brought forward a rock-solid offer. Her buyers were fully pre-approved, ready to go, and knew exactly what to expect with an older character home.
Proactive follow-up, solid strategy, and good agent-to-agent communication are what make these transactions go smoothly.
We are officially under contract and working through the condition period! Huge credit to my seller for trusting the process every step of the way.
