Condo Insurance🏡

This can be a very confusing topic for condo owners.

What does the condo corporation cover?

Answer: Each condo is unique in its requirements and therefore the condo master policy is tailored to its needs. Talk to your property manager for more information.

Why does an owner also require homeowner insurance (condo pak)?
Simple Answer: The insurance for the condominium corporation is to rebuild/replace incase of a loss to maintain the integrity of the development as a whole. Your condo pak will provide you coverage to your unit. Talk to your insurance broker for more information!

You want to be sure that you can cover any corporation deductibles and ensure any betterment or improvements made to your unit since build/development are going to be covered.

It is strongly encouraged that you take your condominium master policy and visit your insurance provider.

The Government of Saskatchewan has introduced Henry’s Law to strengthen carbon monoxide safety in residential suites across the province.

Henry’s Law will require CO alarms in suites in all multi-unit residential buildings consisting of apartments, condominiums, houses with secondary suites and all other buildings with multiple residential suites by November 1, 2026. The regulations are named in honour of Henry Losco, who passed away from carbon monoxide poisoning in Regina in December 2025.

Attention Residents! 🐾

We love that many of the condo communities are so pet-friendly, but we need everyone's help to keep the shared spaces clean, safe, and enjoyable for all!

Recently, we’ve noticed an increase in pet waste being left on the property. Leaving pet droppings in shared outdoor areas is not only a health hazard but incredibly disrespectful to your neighbors.

A quick reminder of community rules:

1) Bag it and bin it: Always pick up after your furry friend immediately.🚮

2) Proper disposal: Secure the waste in a bag and throw it directly into the garbage. (As a friendly reminder from the City of Saskatoon, pet waste goes in your black cart—not the green organics bin).
3) No exceptions: This applies to all common areas, visitor parking, and grass patches.

Be a responsible pet owner and a great neighbor. Nobody wants to step in a mess while heading out the door!

One of the most common property concerns that requires continued management is those complexes that have Visitor Parking.

Visitor parking spots are limited and are regularly monitored.

Should residents be found using these stalls, vehicles may be subject to ticketing/towing and fines for bylaw non-compliance! Be mindful and help keep theses spaces available for their intended purpose—your visitors!
