Here's a look at how our local market finished up September.

Homes sold: 280
Average sale price: $303,416
Average days on market: 43

Compared with last year, sales are down and homes are taking a bit longer to sell. Prices, though, have held up much better than activity. Year to date, the average sale price is down just 2.8%.

For sellers, this means pricing and preparation matter more than ever. For buyers, a little more time and choice can work in your favour.

August 2026 Real Estate Market Update | Sault Ste. Marie

August brought a slower pace of sales, but pricing remained strong across the Sault Ste. Marie residential market.

The average sale price reached $351,764, up 7.0% compared with August 2025 and 2.4% higher than July. A total of 282 homes sold during the month, down 17.5% year over year, while the average days on market increased to 38 days.

Year to date, the market continues to show a noticeable shift in activity. Sales volume is down 20.9% and units sold are down 18.8% compared with the same period in 2025. Despite the lower level of activity, the year-to-date average sale price is only 2.5% lower at $333,301.

Buyers are taking more time and being more selective, but quality properties that are well positioned and appropriately priced are still achieving strong results.

For sellers, accurate pricing, presentation and a strong marketing strategy continue to matter. For buyers, the slower pace can provide more opportunity to make informed decisions without the pressure of a rapidly moving market.
