In September 2023, 🏡 Toronto's real estate market had some tough challenges: high borrowing costs, 📈 inflation, and uncertainty about 🏦 Bank of Canada's decisions. 😕 This impacted GTA home sales, but there was a surprising twist – prices went up! 📈

Home sales in GTA fell by 7.1% compared to September 2022, especially for houses like semi-detached ones. 🏠 On the bright side, there were more new listings, and the number of listings also increased from the previous month. 📈🏘️

The MLS® Home Price Index (HPI) Composite benchmark increased by 2.4% YoY, and the average selling price went up by 3% in the same period. 📈💰 On a monthly basis, prices dipped slightly, but not by much. 📉💲

Looking forward, experts predict that borrowing costs will stay high until mid-2024 but should start to drop afterward. 📅 This could mean more buyers in the second half of next year! 🏡📉

Excitingly, the GTA housing market became more balanced in the summer and early fall. 🌞🍂 This might give some buyers more room for negotiation. 🤝

Plus, there's a call for changes in housing and taxation policies to solve the housing crisis. 🏘️🤝🏛️

Let's dive into what's been happening in the Toronto housing market in August 2023, but without all the complex stats.

1. **Mortgages Got More Expensive**: You know how when you want to buy a house, you usually get a loan? Well, these loans (mortgages) became pricier. Imagine it's like paying more interest on your credit card – it can make buying a home harder.

2. **Economic Uncertainty**: Think of it as not being sure about your job or your income. The economy was a bit like that, and when people aren't sure about their finances, they tend to put big decisions on hold, like buying a house.

3. **Not Enough Houses for Sale**: Imagine you're at a store, and there's only one of your favorite thing left, but lots of people want it. What happens? The price goes up! In August, there weren't many houses for sale, so the prices stayed high.

Interest rates are HOLDING. The Bank of Canada has held its benchmark interest rate steady at 5 percent, hitting pause on its campaign against inflation in response to evidence that the Canadian economy has begun to stall.

This widely anticipated decision offers some respite to borrowers, who have been hammered by rising borrowing costs over the past 18 months, including rate hikes in June and July. Inflation remains above the central bank’s 2-per-cent target. But weak economic data over the past month has given the bank confidence to move back to the sidelines as it waits for high borrowing costs and slower economic activity to pull down inflation.

What Happened Today?
The BOC maintained the policy rate at 5%
Most bank prime rates remain at 7.20%
This means variable rates and line of credit borrowers will not see any changes in payment or interest expense

The Next Key Dates
The BOC will have two more rate announcements in 2023, October 25th and December 6th
On October 25th the Bank of Canada will provide a Monetary Policy Report and Economic Forecast

What is The BOC Watching?
Jobs and wages- following report due Friday, September 8th, then October 6th
Inflation reports, CPI, and PPI- following report due September 18th and September 19th, then October 17th & 19th.
GDP for June and preliminary numbers for August- following reports due September 29th

What Will Stop Rate Hikes?
Actual GDP needs to continue to contract in Q3 to end rate hike.
Jobs need to contract further, and wage growth must continue slowing to reach inflation goals
Labour productivity needs to improve
