The MLS® stats for September are in. ✨

September brought a bit more activity back to the detached market on the Sunshine Coast, with 39 sales compared to 32 in August and similar activity to September 2025. Inventory continues to edge down, with 421 active detached listings compared to 437 this time last year.

🏠 Detached Homes
• 39 sales
• 421 active listings
• Benchmark price: $853,000

🏘️ Townhomes
• 5 attached sales
• 88 active attached listings
• Benchmark price: $743,000

🏢 Apartments
• Benchmark price: $461,000

After the slowdown we saw in August, the increase in detached sales this month is encouraging. That said, one month doesn’t necessarily signal a change in direction. Detached prices remain down just over 4% year-over-year, and with a sales-to-list ratio of 8.5%, we are still firmly in a buyers’ market.

What I’m seeing on the ground continues to reflect that. Buyers have options, they’re taking their time, and homes that are priced competitively and presented well are in the best position to attract attention.

The planned reopening of the Howe Sound mill is also encouraging news for the Sunshine Coast. With fewer concerns around job losses and additional homes potentially coming to market, it may help support confidence and bring some stability heading into the fall. I still expect buyers to have the advantage in the short term, but this is a positive development for the broader local market.
