The MLS® stats for July are in. ✨

July remained fairly steady for detached homes on the Sunshine Coast, with 51 sales - similar to June and up from 42 sales in July 2025. Inventory has also come down, with 461 active detached listings, about 8% fewer than this time last year.

• 51 sales
• 461 active listings
• Benchmark price: $867,000

🏘️ Townhomes
• 11 attached sales
• 81 active attached listings
• Benchmark price: $727,000

🏢 Apartments
• Benchmark price: $420,000

The attached market saw a noticeable increase in activity this month, with 11 sales compared to just 4 in June and 5 in July last year. Attached inventory is also down 26% year-over-year.

Overall, we’ve seen some improvement in our market as we’ve moved through the summer. That said, Vancouver saw a dip in activity in July, and over the years we’ve often seen trends in Vancouver make their way to the Sunshine Coast a month or two later. Will history repeat itself? We’ll have to see what the next couple of months bring. 👀

What I’m seeing on the ground is still a market where buyers are taking their time. Pricing matters, and buyers have options; so being positioned well from the beginning continues to be important.
