The MLS® stats for May are in. ✨

🏡 Detached home sales held steady with 38 sales in May, matching April’s activity but down from 51 sales at this time last year. Inventory remains healthy with 460 active listings.

🏘️ Attached housing recorded 9 sales, consistent with both last month and May 2025. Active listings currently sit at 83, down 24% from this time last year.

💰 Benchmark prices saw modest month-over-month movement, with detached homes increasing 2.5% to $841K, townhomes up 2.7% to $744K, and apartments remaining stable at $391K.

📊 While monthly price fluctuations can be volatile, the longer-term trend tells a clearer story. Benchmark prices are approximately 4% lower than May 2025 and 20% below the market peak reached in 2022. With inventory levels remaining elevated, buyers continue to benefit from increased choice and negotiating opportunities.
