⬇️ 9.8% from last year

📋 3,769 new listings hit the market
⬇️ 8.1% from July
⬆️ 3.3% from last year

💰 Average sale price: $469,602
⬇️ 1.1% from July
⬆️ 1.8% from last year

🏠 Benchmark price: $426,900
⬇️ 0.6% from July
⬇️ 0.6% from last year

So… what’s the vibe? 👇

📉 Sales are cooling.
🏠 Inventory is up from last year.
💰 Prices are holding relatively steady.

Translation: buyers have a bit more breathing room, while sellers still have a market worth paying attention to. 😉

Edmonton Real Estate Market Update | July 2026

The summer market is showing signs of cooling off. 📉

• 2,535 sales — down 7.6% from June
• 4,258 new listings
• Inventory up 17.9% year-over-year
• Average price: $475,079 — up 2.6% year-over-year
• Benchmark price: $429,100 — virtually unchanged year-over-year

With more inventory, fewer sales and longer days on market, buyer demand is beginning to soften as we move through the summer months.

🍂 We may see a small rebound this fall, but the market is expected to remain more balanced through the remainder of 2026.
