Hey Renters!

Do you know what deficiencies to look for during your initial walk through inspection with your landlord?
Home inspections are not just for the purchase of a home but are equally important when renting a property.
Some of the benefits of a home inspection performed by a certified professional home inspector are:
1) Peace of mind of giving a large upfront deposit and signing a lease contract.
2) Knowing the maintenance issues before you move in, or you may be liable after moving out.
3) The potential health issues involved such as air quality, mold or radon gas if a home inspection is not performed by a certified professional home inspector.
4) A home inspector will give you a full detailed report including photos of the property and any deficiencies.
5) Recent home inspections of the property may not be valid because as time passes after the recent home inspection, deficiencies could have developed.

Have a home inspection performed by a certified professional home inspector as close to when you sign your lease contract as possible.

The Attic Access

The attic access hatch or door should be insulated.
A non-insulated attic door will reduce energy savings substantially. The attic access should have weatherstripping and insulation. The access opening could be covered by an insulated cover box.

Setting Up and Using a Ladder

Here are some basic rules regarding ladder placement:
1) Make sure the ladder is dry before using it.
2) Place the ladder on level ground and open it completely, making sure all locks are engaged.
3) Always wear slip-resistant shoes, such as those with rubber soles.
4) Face the ladder while you are climbing up and down, and keep your body centered. You can gauge your position by your belt buckle, if you wear one. If your buckle passes beyond either ladder rail, you are over-reaching and at risk for falling.
5) Stand at or below the highest safe rung. For a step ladder, the safest rung to stand on is the second from the top. For an extension ladder, it's the fourth rung from the top.
6) Remember to use the 4-to-1 Rule for extension ladders. That is, for each 4 feet of distance between the ground and the upper point of contact (such as the wall or roof), move the base of the ladder out 1 foot.

AFCI (Arc-Fault Circuit Interrupter)

Arc faults in a home are one of the leading causes of household fires. An arc-fault circuit interrupter is a circuit breaker designed to prevent fires by detecting non-working electrical arcs and disconnecting power before the arc starts a fire. An example of a non-working electrical arc is a lamp cord that has a broken conductor in the cord from overuse.

AFCIs resemble GFCIs in that they both have test buttons, though it is important to distinguish between the two. GFCIs are designed to protect against electrical shock, while AFCIs are primarily designed to protect against fire.

Stair Risers

The image below depicts a set of stairs with open risers. Most deck stairs have open risers and are not safe for children. Risers may be open but should not allow the passage of a 4-inch diameter sphere.
Steps with open risers can present a tripping hazard if a user catches his foot by stepping too far into the tread. To mitigate this hazard, the risers can be closed or the treads can be made deeper.

Pollutant Solutions

Pictured: an unvented space heater.

With any pollutant, elimination is preferred, encapsulation is acceptable, and dilution is a last resort.

Elimination: Removing the source of pollution. Examples: (1) Collecting all old paint cans or other old chemicals from the basement and disposing of them at the local municipal waste facility. (2) Installing gutters and downspouts to divert rain runoff away from a basement. (3) Removing the unvented space heater from the home.
Encapsulation: Containing the pollutant so it will not affect air quality. Examples: (1) Air sealing the ceiling over a tuck-under garage to prevent CO from entering the living space. (2) Pouring a concrete floor over a dirt crawl space to contain radon gas. (3) Installing a poly ground cover to contain moisture from the ground.
Dilution: Relying on adequate ventilation to reduce the concentration of pollutants to acceptable levels. Examples: (1) Unvented space heater operating instructions always say to keep windows open while the heater is in use to prevent pollutant buildup. (2) Running a kitchen range hood to exhaust combustion byproducts from a gas range while cooking pulls fresh air in elsewhere, diluting whatever pollutants remain.

Have a Home Inspector perform an Air Quality and Mold Survey, to test for particulate matter, volatile organic compounds and carbon dioxide in your home.
